Job summary

Rukita seeks a seasoned Property Manager to lead a multi-property portfolio across Semarang, ensuring optimal occupancy, guest satisfaction, and audit quality. You will be the on-the-ground leader, coordinating housekeeping, security, and technical teams, while driving cost efficiency and data-driven improvements.

You will manage multiple sites, prioritize issues, and respond quickly to incidents, staying mobile between properties daily.

Qualifications

• 6+ years in property or building management, hotel operations, serviced apartments, or co-living.
• Can name KPIs and the before-and-after numbers.
• Managed multi-site or multi-team operations, and adapt quickly when the team is short.
• Able to pick up new apps and systems quickly.

Responsibilities

• Run a multi-property portfolio across Semarang with site clustering and prioritized visits.
• Be the first on scene for outages, security concerns, or resident issues.
• Lead housekeeping, technicians, and security on-site and with vendors.
• Fix root causes in building quality, electrical, and neighborhood security.
• Collaborate with the commercial team to fill vacant units and sustain occupancy.

Rukita is a technology-driven operator of rental homes and co-living spaces. Our Semarang portfolio needs a leader on the ground: someone who doesn’t wait for problems to be reported, but finds them first and fixes them fast.

What you’ll own
You’ll be measured on four numbers:

Building Happiness Index: how satisfied your residents are

Housekeeping Rating: the standard residents experience every day

Occupancy: keeping units filled and the business healthy

Audit Score: quality you can prove, not just claim

What the work actually looks like

Run a multi-property portfolio across Semarang: cluster your sites, prioritize by issue, and plan visits with clear logic. This is not a single-building role.

Be the first responder when it matters, like a 9 PM power outage, a security concern, or an angry resident group chat

Lead housekeeping, technicians, and security, both in-house and vendor; set the standard and check it on site

Fix root causes in building quality, electrical, and neighborhood security instead of patching the same issue every month

Work with the commercial team to fill vacant units

Drive cost efficiency without letting service quality slip

Manage through data: ticketing, dashboards, and Google Workspace
