Job summary

PT. Lingkar Sukses Properti in Jakarta Utara seeks an experienced professional to oversee the entire procurement cycle and asset management for mall operations. You will manage PRs, evaluate vendors, negotiate terms, issue POs, and coordinate tender processes to drive cost efficiency and ensure asset lifecycle integrity.

The role requires 3-4 years in procurement and asset management, plus strong Excel and ERP skills, with a focus on building operations and SOP compliance.

Qualifications

• Bachelor's degree in Management, Industrial Engineering or Civil Engineering.
• 3-4 years of work experience in procurement and asset management.
• Preference for experience in Property, Mall, or Building Management industries.
• Understanding of basic technical specs for building operational needs (MEP, civil materials, cleaning equipment).
• Strong negotiation, communication and problem-solving abilities.
• Proficient in Microsoft Office, especially Excel.
• Familiar with ERP/asset management software.
• High integrity, meticulous and detail-oriented.

Responsibilities

• Collect and verify PRs from departments for mall operations needs.
• Search, select and evaluate vendors to meet quality, legal, and SLA requirements.
• Negotiate prices, payment terms and specs to save costs without reducing quality.
• Issue POs accurately and monitor timely delivery of goods/services.
• Coordinate tender processes for large-scale procurement or mall projects.
• Register, tag and record assets in the Mall Bellagio database system.
• Conduct periodic asset stock opname to reconcile data and address discrepancies.
• Coordinate with Building Management/Engineering for preventive maintenance of critical assets.
• Manage asset movement and disposal documentation across departments.
• Ensure procurement and asset management comply with SOPs.
