Job summary

PT Serendipity Consulting Indonesia sedang mencari profesional operasional fasilitas untuk mengelola pemeliharaan preventif, prediktif, dan korektif pada sistem kritis seperti chiller, UPS, dan generator. Kandidat akan memastikan kepatuhan terhadap SLA dan KPI utama, serta memimpin tim saat insiden teknis dan pemadaman.

Posisi ini menuntut pengalaman 3–5 tahun pada fasilitas bangunan, kemampuan bekerja di kantor utama di Jakarta, dan kemampuan mengelola dokumen MS/RA serta mengikuti prosedur PTW

Qualifications

• Gelar sarjana di bidang Teknik Elektro/Teknik Mesin atau bidang teknis terkait.
• Pengalaman operasional fasilitas 3–5 tahun di fasilitas bangunan/manajemen fasilitas.
• Mersedia bekerja secara mobile.

Responsibilities

• Kelola pemeliharaan preventif, prediktif, dan korektif untuk sistem kritis seperti chiller, CRAH/CRAC, UPS, generator diesel cadangan, dan sistem pemadam kebakaran.
• Pastikan kepatuhan SLA & KPI dengan metrik operasional utama, termasuk PUE dan setpoint lingkungan (suhu/kelembapan).
• Pimpin respons insiden darurat 24/7 untuk kegagalan peralatan atau pemadaman listrik dan analisis anomali operasional.
• Awasi teknisi asli OEM (Schneider, Vertiv, Caterpillar) selama pengujian, kalibrasi, dan audit pihak ketiga.
• Draft, tinjau, dan tegakkan MS/Risk Assessment sebelum pekerjaan di area fasilitas.
• Monitor real-time kinerja aset menggunakan BMS/EPMS dan buat laporan operasional harian.

Job description

DESKRIPSI PEKERJAAN

• Critical Infrastructure Maintenance: Manage preventive, predictive, and corrective maintenance for mission-critical systems, including Chillers, CRAH/CRAC units, UPS systems, Backup Diesel Generators, and Fire Suppression Systems (e.g., FM-200/NOVEC).
• SLA & KPI Adherence: Guarantee strict compliance with the main contractor's operational metrics, targeting zero downtime and maintaining tight controls over PUE (Power Usage Effectiveness) and environmental setpoints (temperature/humidity).
• Incident & Emergency Response: Lead 24/7 rapid-response protocols for equipment failures, power outages, or cooling anomalies to mitigate risk before it impacts the data hall.
• Vendor & Specialist Management: Supervise original equipment manufacturer (OEM) technicians (e.g., Schneider, Vertiv, Caterpillar) during specialized testing, calibration, and third-party audits.
• Permit to Work (PTW) & Method Statements: Draft, review, and enforce strict Method Statements (MS) and Risk Assessments (RA) before allowing any physical work to take place inside white or grey spaces.
• BMS & EPMS Monitoring: Utilize Building Management Systems (BMS) and Electrical Power Monitoring Systems (EPMS) to track real-time asset health, log anomalies, and generate daily operational reports.

KUALIFIKASI MINIMUM

• Bachelor’s degree in Electrical Engineering, Mechanical Engineering, or a highly related technical field.
• Minimum 3–5 years of facility operations experience/building facility management.
• Willing to work mobile
• Work from Office at Kelapa Gading
