Job summary

Island South Property Management Limited is seeking a seasoned facilities and maintenance leader in Hong Kong to head the technical team across luxury residential properties. You will plan and implement short- and long-term maintenance strategies, oversee daily operations, manage budgets, and ensure compliance with safety regulations.

A strong track record in project management, vendor relations, and regulatory submissions is essential.

Qualifications

• Degree holders or above in Building Service / Surveying / E&M / Construction / Property Management or related disciplines.
• 15 years or above working experience in property maintenance with 8 years in managerial level.
• Experience in managing repair and maintenance projects in luxury residential properties is desirable.
• Sound experience in handling facilities retrofitting works and statutory submission of Alteration and Addi tion Works under Building Ordinance.
• Excellent presentation skills and stakeholder engagement abilities.

Responsibilities

• Lead technical team to ensure efficient, reliable and cost effective repair and maintenance operation of building systems and facilities.
• Formulate and implement the short term and long term maintenance work and improvement proposals for maintaining, enhancing and optimizing the performance of existing facilities, utilities and technical services.
• Oversee the daily operation and maintenance work to ensure the building services equipment within are performing in sound condition.
• Execute the planned and ad hoc maintenance work for daily routine and emergency as well as measure the performance of the staff members.
• Compile and manage budgets related to maintenance and enhancement works, executing cost and quality control in a timely manner to optimize resource allocation and financial management.
• Prepare tender specification and scope of work, perform tender evaluation and make recommendation.
• Formulate, monitor and review work health and safety procedures.
• Monitor the performance of maintenance contractors and drive for enhancement proposal.
• Enforce necessary adjustments / strategies to ensure compliance with the PMSA Codes of Conduct and related laws and regulations.
• Ensure renewal of all statutory license and certificates in a timely manner.
• Attend meetings with owners' organization and advice on repair and maintenance matters.

• Proficiency in written and spoken English and Chinese
