Job summary

Rise Associates Asia Limited seeks a Senior Maintenance Manager (Client Side) to oversee a premier Hong Kong residential portfolio. You will lead technical teams, develop O&M strategies, and drive cost-effective operations across multiple estates.

You will formulate CAPEX/OPEX budgets, manage CAPEX/A&A projects, and implement energy efficiency, safety, and ESG initiatives while ensuring KPI and SLA compliance. Fluency in English and Chinese is essential for effective stakeholder collaboration.

Qualifications

• Minimum 15 years in building maintenance.
• Experience in Hong Kong residential properties (luxury residential / large-scale estates).
• Strong knowledge of M&E systems, residential statutory compliance, and multi-project management.
• Fluent in English and Chinese (written and spoken).
• Degree in Building Services, Building Surveying, Mechanical or Electrical Engineering, or equivalent.
• Membership of HKIS, RICS, HKIE or CIBSE preferred.

Responsibilities

• Lead technical teams to deliver safe, reliable O&M services across the residential portfolio.
• Formulate O&M strategies, PPM schedules, and emergency plans to minimize resident disruption.
• Oversee end-to-end CAPEX, A&A, fit-out inspections, and facility enhancement projects within budget and timeline.
• Formulate and manage annual CAPEX and OPEX budgets, driving cost optimization.
• Implement plans for energy efficiency, indoor air quality, safety, and ESG initiatives.
• Manage contractor and vendor relationships to ensure quality service and SLA compliance.
• Provide technical guidance to property management teams, estate leadership, and internal stakeholders.

Lead technical teams to deliver safe, reliable, and cost-effective O&M services across the residential portfolio.

Oversee end-to-end execution of CAPEX, A&A, fit-out inspections, and facility enhancement projects within budget and timeline.
