Job summary

Rise Associates Asia Limited seeks a Senior Quantity Surveyor to lead cost management for HK residential developments. You will oversee pre-to-post contract QS functions, prepare budgets and tender docs, evaluate submissions, and provide strategic cost advice.

Qualifications

• Degree in Quantity Surveying, Building, Construction Management, or a related discipline.
• MRICS/HKIS qualification is advantageous.
• Minimum 10 years of quantity surveying experience.
• Proven experience in residential development projects in Hong Kong.
• Strong knowledge of contract administration, procurement, budgeting, and cost control.
• Familiarity with Hong Kong construction contracts and market practices.
• Excellent analytical, negotiation, and stakeholder management skills.
• Good command of both written and spoken English and Chinese.

Responsibilities

• Manage all quantity surveying and cost management functions for residential development projects from pre-contract to post-contract stages.
• Prepare cost estimates, budgets, feasibility studies, and tender documentation.
• Evaluate tender submissions, negotiate with contractors and suppliers, and provide recommendations for contract awards.
• Monitor project costs, cash flow, variations, and final accounts to ensure projects are delivered within budget.
• Conduct cost analysis and value engineering to optimize project costs while maintaining quality.
• Liaise with internal project teams, consultants, contractors, and external stakeholders.
• Prepare regular cost reports and provide management with accurate financial forecasts and recommendations.
• Ensure compliance with company policies, contractual requirements, and industry standards.
