Qualifications

• Degree or above in Real Estate or related discipline.
• 15+ years in Property Development field.
• MRICS/MHKIS certification preferred.
• Experience in working in large corporations.
• Proficiency in English and Chinese.

Responsibilities

• Lead the development of comprehensive business plans for investment properties, defining the strategic vision, product mix, leasing strategy, and exit capitalization.
• Identify and evaluate new development opportunities that align with the company’s long-term ROI targets and risk appetite.
• Oversee and interpret in-depthmarket researchto understand supply/demand dynamics, competitor activity, demographic trends, and regulatory changes.
• Conduct comprehensive feasibility studiesto determine the optimal use of land and existing assets, weighing residential, commercial, mixed-use, or industrial scenarios.
• Build and maintain sophisticatedfinancial models to assess project viability and risk.
• Drive the land tendering process, including the preparation of bid documents, negotiation of terms, and management of competitive tender submissions (government/private).
• Manage the end-to-end land acquisition process, from initial site identification and due diligence to contract execution and closing.
• Lead cross-functional project teams (internal and external) to ensure projects are delivered on time, within budget, and to the highest quality standards.
• Cultivate strong relationships with landowners, government officials, brokers, and investment partners.
• Identify and proactively manage development risks (planning, construction, market, and financial) throughout the project lifecycle.
