Job summary

Delken Group Limited is seeking a Senior Project Manager / Project Manager for interior fit-out projects in Hong Kong. You will lead on-site delivery, manage client and consultant relations, and ensure financial and contractual compliance from award to close-out.

The role requires proven experience in interior fitting-out with strong leadership, communication in English and Cantonese, and a proactive approach to project control and reporting. Immediate availability is a plus.

Qualifications

• Higher Diploma or above in a related field.
• 5+ years of interior fitting-out project experience.
• Fluent in English and Cantonese (spoken and written).

Responsibilities

• Coordinate successful delivery of projects from award through pre-construction, construction and post-construction.
• Understand project scope, contractual arrangements and financial parameters.
• Be accountable for on-site construction and delivery per contractual responsibilities.
• Ensure staff are properly resourced and aligned with project budgets and schedules.
• Manage client and consultant relationships to meet project requirements.
• Control project finances including overheads, sub-contractor claims and change orders.
• Prepare timely reports for project and senior management.
• Implement quality control and prudent project administration including invoicing and document control.
• Ensure compliance with statutory obligations and seamless project close-out.

They offer a complete scope of construction services ranging from interior fit-out and refurbishment to out of the ground construction in Commercial, Manufacturing, Hotel & Hospitality, High Technology and Retail sectors of industry.

Senior Project Manager / Project Manager - Fitting Out (5-day work)

Responsibilities

• Responsible for the ensuring the successful delivery of each assigned project from award through Pre-Construction, Construction and Post-Construction, as well as ensuring that he and his staff are perpetuating the relationship with the Client and other parties involved in eachprojects.
• Have a thorough understanding of the project scope, contractual arrangement and financial parameters the Company has entered into.
• Be Fully accountable for the successful on-site construction & delivery of the project in accordance for the sucessfulon-site construction & delivery of the project in accordance with our contractual responsibilities.
• Have properly resourced the project and that each staff member is clear as to his/her function on the project and the Company’s goals in relation to the Project Budget and Programme are being achieved.
• Manage the Client and Consultant relationship so that each project proceeds in accordance with their requirements.
• Execute financial control on each project in relation to overhead costs, Sub- Contractor claims and compensation for extra works.
• Prepare up to date comprehensive reports in a timely fashion for each project and for Senior Management.
• Ensure that superior quality control is exercised on each site.
• Implement prudent project administration so that Document Control Sub- Contractor Invoicing / Payments, Client Invoicing / Payments, general administration is being conducted in a professional manner.
• Satisfy required statutory obligations.
• Conduct project close-out on each project seamlessly including punch list completion O&M Manual preparation, As-Built Drawing preparation, Warranty / Guarantee preparation.

Requirements

• Higher Diploma or above
• 5 years or above relevant experience in Interior Fitting out Projects.
• Good command of spoken and written English and Cantonese.
• Immediate Available will be advantage.
