Job summary

Rise Associates Asia Limited in Hong Kong seeks a Building Services Manager to lead building services for large residential developments, ensuring design, installation, and commissioning across HVAC, electrical, plumbing, and fire protection.

You will oversee external consultants and contractors, monitor safety and quality, align with HK building codes and authorities, and deliver sustainable, compliant handover.

Qualifications

• Degree in Mechanical, Electrical, or Building Services Engineering.
• Chartered Engineer (CEng) or equivalent preferred.
• Minimum 15 years of experience in building services engineering, with solid residential development exposure.
• In-depth knowledge of HK building services codes and regulations.
• Strong problem-solving, critical thinking, and decision-making skills.

Responsibilities

• Plan, execute, and manage building services works for comprehensive development projects.

Job description

We are seeking an Building Services Managerfor our client, a Hong Kong property developer.

Key Responsibilities

Plan, execute, and manage building services works for comprehensive development projects from inception through to completion.

Provide technical expertise and guidance on the design, installation, and commissioning of building services systems, including HVAC, electrical, plumbing & drainage, fire protection, and ELV.

Manage the performance, deliverables, and quality of external consultancies, main contractors, and vendors.

Oversee detailed technical specifications, drawings, and cost estimates prepared by consultants, collaborating closely with architects and internal teams to deliver sustainable solutions.

Monitor site progress, ensure strict quality control, identify project risks early, and execute corrective action as needed.

Ensure strict compliance with Hong Kong building codes, statutory regulations, and safety standards; manage authority inspections (FSD, WSD, EMSD) for statutory clearance and smooth handover.

Perform ad-hoc technical duties as required by management.

What we're looking for

Degree in Mechanical, Electrical, or Building Services Engineering, or a related field

Chartered Engineer (CEng) chartership or equivalent professional qualification preferred

Minimum 15 years of experience in building services engineering, with solid experiences in residential developments

In-depth knowledge of building services systems, codes, and regulations applicable in Hong Kong

Excellent problem-solving, critical thinking, and decision-making skills

Strong communication and interpersonal skills, with the ability to effectively liaise with clients, contractors, and team members
