Qualifications

• Degree holder with minimum 5 years of relevant experience in real estate investment, portfolio management, fund management, valuation, or related fields.
• Strong numerical capability and exceptional financial modelling skills.
• Fluent in Chinese and English; CPA/CFA Level 1+ is preferred.

Responsibilities

• Perform fund level analysis for potential transactions and coordinate with Asset Management.
• Own fund level model and conduct portfolio attribution and performance diagnostics across countries and assets.

Job Description

The Portfolio Management Senior Associate position is based in Hong Kong and will be supporting the APAC portfolio management team on reporting, operational and analytical aspects of a flagship APAC real estate fund. The role demands attention to details and requires an ability to comprehend various issues within the limited time frame.

This role will have a chance to work with colleagues in other regions and function teams in Invesco, and external parties in the industry.

Portfolio management and analysis

• Perform Fund level analysis for potential transactions
• Coordinate with Asset Management to review asset level budget and analyze fund level impact
• Ownership of fund level model
• Conduct portfolio attribution analysis and performance diagnostics across countries, sectors and assets
• Support portfolio construction, capital allocation and strategic asset allocation initiatives
• Analyze impact of acquisitions, dispositions, financing activities and valuation changes on fund performance
• Support investment committee materials and portfolio strategy presentations

Database Management and Reporting

• Lead quarterly and annual reporting process with various function teams to establish timelines and deliverables
• Manage the portfolio database; analyze asset and fund level data for performance updates
• Manage the regular external valuation process and prepare summary of key valuation assumptions

Benchmarking and Performance Measurement

• Monitor and benchmark fund performance against relevant industry indices and peer funds
• Manage the submission and validation of fund and portfolio data to ANREV, MSCI, and other industry benchmarking providers
• Conduct industry, market and property-level research to support portfolio strategy and performance evaluation
• Perform peer fund and competitor analysis to identify market trends, relative positioning and investment insights

Balance Sheet Management

• Compile and manage fund level budgets and cash positions, including review of fund expenses and coordination of property-level projections
• Oversee capital requirements, coordinate and manage fund flow process
• Manage fund level facility reporting and ongoing monitoring of debt covenant compliance

Process and other operational management

• Coordinate with various functions for transaction closing and other operational or regulatory requirements
• Drive process improvements and reporting efficiencies through automation, data management enhancements, and cross-functional collaboration
• Support ad hoc strategic, operational and portfolio management initiatives as required

Investor Relations and Business Development

• Including but not limited to, client inquiries/ad-hoc requests, client reporting, consultant requests and legal and compliance adherence
• Assist in the preparation of investor due diligence materials, RFP responses and fundraising-related analyses
• Coordinate the update of pitchbook, preparation of regular investor questionnaires and quarterly reports, as well as ad-hoc client presentations and investor communication

Work Experience / Knowledge

• Degree holder with minimum 5 years of relevant experience in real estate investment, portfolio management, fund management, valuation, transaction advisory, corporate finance or related fields. Candidates with accounting knowledge/ experience are preferred
• Strong academic background in business, finance or other relevant fields
• Strong numerical capability and exceptional financial modelling skills
• Strong quantitative and analytical skills
• Strong technical capabilities in Excel and PowerPoint. Advanced Excel skills required; experience with VBA/Macro, Python, Power BI or other data analytics tools preferred.
• Strong attention to details and able to take ownership and work independently with guidance and supervision from the Team
• Good at communication and coordination, strong interpersonal skills
• Fluent in Chinese and English
• Qualified CPA, or CFA Level 1 or above (passed) is preferred
• High proficiency with MS Office, especially Excel, financial modelling and database
