Eminence Heights Limited in Kowloon Bay is seeking a Senior Project Manager to lead architectural design, project management, and construction supervision for residential, commercial, and mixed-use projects.

The role requires strong design and space planning skills, coordination of external teams, and liaison with government authorities to ensure timely approvals and compliance.

Qualifications

• Registered Architect with HKIA membership.
• Minimum 10 years in architectural design, project management and supervision.
• Strong in construction drawings and technical detailing.
• Understanding of regulations, land administration and local real estate market.
• Strong leadership, problem solving, and negotiation skills under pressure.

Responsibilities

• Collaborate with project team and stakeholders to understand requirements and manage construction drawings and technical detailing.
• Coordinate multidisciplinary external teams including lead architects and main contractors.
• Liaise with government authorities (Buildings/Lands/Planning) to ensure submissions and approvals.
• Monitor project budget, manage variations, and resolve site conflicts to mitigate delays and costs.
• Provide leadership in a fast-paced corporate environment.

Job description

Architectural design, production and presentation work for residential, commercial and mixed-use projects

Demonstrate strong design skills and space planning, and deliver creative design solutions to superiors

Collaborate with project team and stakeholders to understand requirements, produce, review, or manage construction drawings, technical design detailing, and project documentation

Coordinate multidisciplinary external teams, including lead architects and main contractors

Actively liaise with relevant government authorities (e.g., Buildings Department, Lands Department, Planning Department) to ensure timely submissions, approvals and compliance with all statutory requirements

Work closely with the internal and external parties to monitor the project budget, manage variations, and proactively resolve site conflicts or design clashes to mitigate delays and cost overruns

Requirements:

Registered Architect and Member of the Hong Kong Institute of Architects (HKIA), or an equivalent recognized professional institute

Minimum 10 years of post-qualification experience in architectural design, project management, and construction supervision

Strong in construction drawings, technical design detailing, and with refined design sense

In-depth understanding of relevant regulations, land administration procedures and the local real estate market

Strong leadership, analytical problem-solving and negotiation skills. Ability to work under pressure in a fast-paced corporate environment

Excellent command of both written and spoken English and Chinese (Cantonese and Mandarin)
