Job summary

Island South Property Management Limited 南盈物業管理有限公司 is seeking a seasoned maintenance and facilities management professional to lead a technical team, overseeing repair and maintenance of building systems and ensuring cost-effective operations within luxury residential properties.

The role requires formulating short- and long-term maintenance plans, managing budgets, coordinating tendering, safety compliance, and liaising with owners’ organisations.

Qualifications

• Degree holders in Building Service / Surveying / E&M / Construction / Property Management or related disciplines.
• 15+ years working experience in property maintenance with 8+ years in managerial level.
• Experience in managing repair and maintenance projects in luxury residential properties is desirable.
• Sound experience in handling facilities retrofitting works and statutory submissions under Building Ordinance.
• Excellent presentation and stakeholder engagement abilities.
• Strong people management including contractor, vendor, and client relations.
• Proactive mindset focused on continuous improvement and service excellence.
• Attention to detail with strong numerical and analytical abilities.
• Proficiency in written and spoken English and Chinese.

Responsibilities

• Lead technical team to ensure efficient, reliable and cost effective repair and maintenance operation of building systems and facilities.
• Formulate and implement short term and long term maintenance work and improvement proposals for facilities, utilities and services.
• Oversee daily operation and maintenance to keep building services equipment in sound condition.
• Execute planned and ad hoc maintenance for daily routine and emergencies; measure staff performance.
• Compile and manage budgets related to maintenance and enhancement works; control costs and quality.
• Prepare tender specifications and scope of work; perform tender evaluation and recommendations.
• Formulate, monitor and review work health and safety procedures.
• Monitor performance of maintenance contractors and drive enhancement proposals.
• Enforce adjustments/strategies to ensure compliance with PMSA Codes and related laws.
• Ensure renewal of all statutory licenses and certificates timely.
• Attend meetings with owners' organisation and advise on repair and maintenance matters.
