A listed company is looking for an enthusiastic Assistant Property Manager to assist in overseeing the property activities for a portfolio of properties that include retail shops and office properties.
Job Responsibilities:
- Property Works, Fitting-Out / Reinstatement Works related to mostly commercial rental units:
- Assist in managing and coordinating, collaborating directly with contractors, service providers, tenants and property team.
- Assist in overseeing and managing all repair and maintenance (R&M), planned preventive maintenance (PPM), renovation, and upgrade projects in as per established schedules.
- Coordinate with tenants and BMO for the fitting-out / reinstatement work process.
- Vetting submitted information by tenants to protect owner’s property and building’s facilities.
- Works related to Tenancy and Customer Services:
- Building strong tenant relationships by assisting tenants with property-related issues.
- Handle and investigate tenant complaints, enquiries and requests related to rental units without delay.
- Coordinate and attend pre-handover meeting and conduct Tenant’s Move-In/Out.
- Assist in managing and coordinating with reinstatement works on Tenant’s unit to protect owner’s property and building’s facilities.
- Property Management & In-House Service Providers
- Assist in managing and monitoring performance of outsourced property management service providers and contractors as well as in-house maintenance and R&M contractors.
- Assist in inspecting buildings, building, janitorial and rental units.
- Assist in reviewing tender documents of maintenance contracts and large-scale replacement work.
- Budget
- Assist in reviewing the annual operating budget submitted by outsourced property service provider.
- Assist in reviewing monthly IE statements and ensure their timely delivery.
- Ad Hoc
- Assist, support and manage ad hoc projects.
Job Requirements:
- Experience in working for owner developer is an advantage
- Understand the needs of Tenants and resolve matters related to facilities, repairs and maintenance
- Relevant professional qualifications in Real Estate, Property Management or related disciplines
- At least 5 years’ solid experience in property management field, preferably in commercial and retail properties.
- Strong work ethics, independent, well-organized and self-motivated
- Strong leadership, problem-solving, communication and interpersonal skills
- Able to work under pressure and set job priorities
- Good PC skills in MS Words, Excel and Chinese Word-processing etc.
- Good command of both written and spoken English and Chinese
