Job summary

Equans UK & Ireland seeks a Technical Services Manager (Fabric) to oversee a high-quality maintenance service at Midland Metropolitan University Hospital in Smethwick. The role is full-time, 37.5 hours per week, with a competitive salary, car or car allowance, and a comprehensive benefits package.

Key duties include assisting the Head of Estates, managing PPMs via Maximo, negotiating with subcontractors, and controlling budgets across the contract.

Qualifications

• City and Guilds or equivalent qualification in a relevant discipline.
• High level of verbal, written and numeric skills and must be computer literate.
• Sound knowledge of standard spreadsheet packages and computerised estates and project management systems.
• Ability to manage people, work on own initiative and liaise with a multi-disciplinary team.
• Understand technical estates and building issues in construction, maintenance and FM services.
• Good organisational skills and ability to communicate at all levels.
• Driving Licence.

Responsibilities

• Assist the Head of Estates in delivering a high-quality maintenance service.
• Manage and monitor completion of all PPM activities using Maximo, respecting HTMs and guidance.
• Negotiate with subcontractors and suppliers for cost-effective services.
• Maintain budgetary control of allocated budgets and assist with financial controls.
• Join Estates Team as Authorised/Responsible Person in multiple disciplines as required.
• Participate in on-call rota and Winter Maintenance when required.

Job description

Equans is looking for a Technical Services Manager (Fabric) to join our team at Midland Metropolitan University Hospital (MMUH) in Smethwick. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, car or car allowance and benefits package.

What will you deliver?

• The role is to assist the Head of Estates in the provision and deliver of a high-quality maintenance service

• Actively manage and monitor appropriate completion of all PPM activities in conjunction with the Assistant Technical Services Managers for fabric and grounds and gardens items using the Maximo system, with consideration to statute, Regulations, ACOP’s and Guidance (HTM’s)

• Undertake negotiations with subcontractors and suppliers to provide a cost-effective service with reference to the contract SLA’s

• Responsible for budgetary control of allocated budgets and give additional assistance with financial controls across other areas of the contract with reference to departmental budget, stock, contracts etc.

• Participate as a member of the Estates Team by achieving Authorised Person (AP) or Responsible Person (RP) status in a number of disciplines as required and directed by Senior Management Team which will include the following key disciplines along with any other disciplines deemed necessary:Medical Gas Systems,Fire,Confined Spaces,Working at Heights

• Required to participating in the ‘on call’ rota as and when required, after suitable training and relevant experience is gained as directed by Senior Management. On call cover may also include participation in Winter Maintenance on-call.

Who are you?

• City and Guild or equivalent qualification in a relevant discipline

• High level of verbal, written and numeric skills and must be computer literate

• Must be able to manage people, be self-motivating, able to work on own initiative, and be able to liaise and delegate effectively with staff operating in a multi-disciplinary environment

• Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services

• Good organizational skills and the ability to communicate at all levels

• Driving Licence

This role includes a DBS Basic check therefore ability to pass is essential.
