Job summary

Wates Group in Derbyshire is seeking a proactive Voids Supervisor to own a patch and drive the refurbishment of empty homes. You will manage handovers, supervise trades and subcontractors, and ensure properties are safe, compliant and ready to re-let quickly.

Qualifications

• SSSTS qualification required with strong safety focus.
• Strong trade background in property refurbishment and repairs.
• Proven experience supervising void works in social housing.
• Knowledge of lettable standards and refurbishment programmes.
• Manage multiple properties and competing priorities.
• Excellent communication, organisational and problem-solving skills.
• Full UK driving licence.

Join Our Team – Voids Supervisor (Derbyshire)

We're looking for a proactive and experienced Voids Supervisor to take ownership of a designated patch in Derbyshire, overseeing the delivery of void property refurbishment works across our housing stock.

This is a hands-on supervisory role focused primarily on returning empty properties to a high standard, ensuring homes are safe, compliant, and ready for new tenants as quickly as possible. If you have a strong trade background, experience managing operatives and subcontractors, and a passion for delivering quality work within challenging timescales, we would love to hear from you.

Your Role Will Include

• Managing a designated geographical patch, taking full ownership of the voids programme from property handover through to completion.
• Overseeing the refurbishment and turnaround of void properties, ensuring homes are ready for re-let within agreed targets.
• Carrying out pre-void and post-void inspections, identifying repair requirements and producing accurate work specifications.
• Supervising direct labour operatives and subcontractors, ensuring work is completed safely, efficiently, and to the required standard.
• Conducting quality inspections and sign-offs, ensuring all properties meet lettable standards and compliance requirements.
• Monitoring void turnaround times, budgets, contractor performance, and service KPIs.
• Ensuring all works are completed in line with health and safety legislation, company policies, and regulatory requirements.
• Managing resident and stakeholder queries professionally, resolving issues quickly and effectively.
• Working closely with housing teams, planners, contractors, and internal stakeholders to ensure smooth and timely property handovers.
• Identifying opportunities to improve performance, reduce void turnaround times, and enhance service delivery.

What We're Looking For

• SSSTS (Site Supervisor Safety Training Scheme) – Essential.
• Strong trade background with excellent knowledge of property refurbishment, repairs, and maintenance works.
• NVQ Level 2 in a relevant trade (desirable).
• Proven experience supervising void works within social housing, property maintenance, or a similar environment.
• Strong understanding of void property standards, lettable requirements, and refurbishment programmes.
• Ability to effectively manage multiple properties and competing priorities within a fast-paced environment.
• Excellent communication, organisational, and problem-solving skills.
• Experience managing KPIs, budgets, contractor performance, and turnaround targets.
• Full UK Driving Licence.
