Job summary

Torus Developments in Warrington is seeking an experienced Land & Partnerships Manager to drive growth and secure land and partnerships for a pipeline of more than 14,000 new homes over the next decade. You will identify land and partnership opportunities, lead negotiations, and build relationships with landowners, developers, Homes England and local authorities.

The role requires a Level 6 qualification and extensive experience in housing, property or construction, with strong governance,

Qualifications

• Level 6 qualification in housing, property or construction (or equivalent)
• Significant experience in housing, property or construction
• Proven experience securing land and development opportunities
• Experience with Homes England and Local Authorities
• Strong relationship-building and negotiation skills
• Excellent governance, risk management and compliance awareness
• Full UK driving licence and ability to obtain business-use insurance

Responsibilities

• Identify, appraise and secure strategic land and partnership opportunities.
• Lead negotiations on land acquisitions, option agreements and Heads of Terms.
• Build relationships with landowners, developers, public bodies and authorities.
• Lead on land bids, feasibility studies and development appraisals.
• Progress Section 106 opportunities, JVs and strategic partnerships.
• Support delivery of a development pipeline across the Liverpool City Region and beyond.
• Prepare business cases and proposals for governance approvals.
• Manage external consultants and collaborate with internal teams.
• Represent Torus Developments externally with governance and safety in mind.
