Job summary

Beach Baker Property Recruitment is seeking an Asset Management Surveyor in Manchester. You will maximise portfolio performance, ensure compliance, and deliver value through strategic asset management.

The role involves senior stakeholder liaison, inspections, maintenance planning and budgetings across a diverse property portfolio. The candidate should bring experience in commercial assets, strong landlord/tenant knowledge, and a proactive, solutions-focused approach to improve asset

Qualifications

• Experience managing commercial property assets, including complex or distressed portfolios.
• Strong knowledge of landlord and tenant matters, lease events and property compliance.
• Experience overseeing maintenance programmes, contractors, agents and operational property matters.

Responsibilities

• Building and maintaining strong client and stakeholder relationships.
• Acting as the primary point of contact for asset management matters.
• Undertaking property inspections and condition assessments.
• Managing planned preventative maintenance programmes and reactive repairs.
• Overseeing contractor, consultant and managing agent performance.
• Ensuring compliance with all statutory, regulatory and health & safety obligations.
• Monitoring rental income, supporting rent collection and assisting with arrears management.
• Managing lease events including rent reviews, renewals, break options and service charge matters.
• Overseeing utility management and identifying cost-saving opportunities.
• Managing insurance renewals, claims and broker relationships.
• Analysing portfolio performance and identifying opportunities to enhance income and value.
• Supporting acquisitions, disposals, redevelopment initiatives and asset repositioning strategies.
• Preparing reports, recommendations and business cases for clients and senior leadership teams.
• Contributing to budgeting, forecasting and wider asset management strategy.
