Asset Management Surveyor
Manchester | Hybrid £60,000 - £70,000 + Car Allowance + Excellent Benefits
Our client is seeking an Asset Management Surveyor to play a key role in maximising the performance, value and compliance of a varied property portfolio. This opportunity would particularly suit an experienced surveyor who can bring seniority, commercial insight and strategic thinking to an established team.
Working closely with clients, occupiers, managing agents and contractors, you will take responsibility for the day-to-day and strategic management of assets, ensuring they remain secure, compliant and positioned to deliver optimum returns.
The Role
- Building and maintaining strong client and stakeholder relationships.
- Acting as the primary point of contact for asset management matters.
- Undertaking property inspections and condition assessments.
- Managing planned preventative maintenance programmes and reactive repairs.
- Overseeing contractor, consultant and managing agent performance.
- Ensuring compliance with all statutory, regulatory and health & safety obligations.
- Monitoring rental income, supporting rent collection and assisting with arrears management.
- Managing lease events including rent reviews, renewals, break options and service charge matters.
- Overseeing utility management and identifying cost-saving opportunities.
- Managing insurance renewals, claims and broker relationships.
- Analysing portfolio performance and identifying opportunities to enhance income and value.
- Supporting acquisitions, disposals, redevelopment initiatives and asset repositioning strategies.
- Preparing reports, recommendations and business cases for clients and senior leadership teams.
- Contributing to budgeting, forecasting and wider asset management strategy.
About You
- Experience managing commercial property assets, including complex or distressed portfolios.
- Strong knowledge of landlord and tenant matters, lease events and property compliance.
- Experience overseeing maintenance programmes, contractors, agents and operational property matters.
- A commercial mindset with the ability to identify opportunities to improve asset performance and create value.
- Excellent stakeholder management and client-facing skills.
- Strong report writing and presentation capabilities.
- A proactive and solutions-focused approach with excellent organisational skills.
Preferred Requirements
- Real Estate degree preferred.
- MRICS qualified, AssocRICS, or working towards chartership would be advantageous, though not essential.
- Seeking someone with a solid level of experience who can add further expertise and seniority to the team.
