Job summary

Build Recruitment partners with a leading social housing contractor to recruit an experienced Small Works Manager for West Cornwall. You will oversee refurbishment and upgrade works across Housing Association properties, coordinating site teams and subcontractors to deliver on time, within budget and to high standards.

You will manage programmes, budgets and costs, conduct regular site visits, ensure health & safety compliance and maintain strong client communications.

Qualifications

• Experience as a Small Works Manager, Contracts Manager or Project Manager is essential.
• Strong experience with Schedule of Rates (SORs) and cost control.
• Background in social housing refurbishment or planned maintenance.
• Demonstrated ability to manage subcontractors and site teams.
• Good knowledge of health and safety requirements and compliance.
• Excellent organisational and communication skills for multi-project delivery.

Responsibilities

• Manage small works and refurbishment projects from instruction to completion.
• Oversee site teams, supervisors and subcontractors to meet programme targets.
• Control programmes, budgets and costs and report progress to clients.
• Conduct site visits and quality checks to ensure high standards.
• Ensure compliance with health and safety at all times on site.
• Liaise with Housing Associations, clients and residents as required.
• Manage variations and works using Schedule of Rates (SORs).

About Us

Build Recruitment provides specialist recruitment services across the built environment, including Housing, Construction, Facilities Management and Property.

We are currently working with a leading social housing contractor who is looking for an experienced Small Works Manager to oversee refurbishment and upgrade works across Housing Association properties in West Cornwall.

The Role

You will manage a range of small works and refurbishment projects, making sure they are completed safely, on time, within budget and to a good standard.

You will manage site teams and subcontractors and work closely with the client to ensure projects run smoothly.

Key Responsibilities

• Manage small works and refurbishment projects
• Oversee site teams, supervisors and subcontractors
• Manage programmes, budgets and costs
• Carry out regular site visits and quality checks
• Ensure health & safety requirements are met
• Manage works from instruction through to completion
• Monitor subcontractor performance
• Manage variations and works using Schedule of Rates (SORs)
• Liaise with Housing Associations, clients and residents
• Attend site meetings and provide progress updates
• Ensure projects are completed to the required standard

Essential Experience

• Experience as a Small Works Manager, Contracts Manager, Project Manager or similar
• Strong experience working with Schedule of Rates (SORs)
• Experience in social housing, refurbishment or planned maintenance
• Experience managing subcontractors and site teams
• Good understanding of health & safety
• Good organisational and communication skills
• Ability to manage multiple projects

Desirable

SMSTS, First Aid and relevant construction qualifications.
