Job summary

Build Recruitment Limited is partnering with a social housing contractor to recruit a Small Works Manager to oversee refurbishment and upgrade works across Housing Association properties in West Cornwall. You will lead small works projects, manage site teams and subcontractors, ensuring works are completed safely, on time and within budget.

The role requires strong experience with Schedule of Rates (SORs), ideally within social housing refurbishment or planned maintenance, and a proven ability

Qualifications

• Experience as a Small Works Manager or similar role in housing refurbishment.
• Strong track record of delivering on time, on budget projects.
• Proven ability to manage site teams and subcontractors.
• Good knowledge of health and safety requirements in construction.
• Experience with Schedule of Rates (SORs).

Responsibilities

• Manage small works and refurbishment projects across Housing Association properties.
• Oversee site teams, supervisors and subcontractors to deliver on time and to standard.
• Manage programmes, budgets and costs; monitor progress and variations.
• Carry out site visits and quality checks to ensure compliance.
• Ensure health & safety requirements are met across sites.
• Liaise with Housing Associations, clients and residents; provide progress updates.
• Attend site meetings and report on project status.

About Us

Build Recruitment provides specialist recruitment services across the built environment, including Housing, Construction, Facilities Management and Property.

We are currently working with a leading social housing contractor who is looking for an experienced Small Works Manager to oversee refurbishment and upgrade works across Housing Association properties in West Cornwall.

The Role

You will manage a range of small works and refurbishment projects, making sure they are completed safely, on time, within budget and to a good standard.

You will manage site teams and subcontractors and work closely with the client to ensure projects run smoothly.

Key Responsibilities

• Manage small works and refurbishment projects
• Oversee site teams, supervisors and subcontractors
• Manage programmes, budgets and costs
• Carry out regular site visits and quality checks
• Ensure health & safety requirements are met
• Manage works from instruction through to completion
• Monitor subcontractor performance
• Manage variations and works using Schedule of Rates (SORs)
• Liaise with Housing Associations, clients and residents
• Attend site meetings and provide progress updates
• Ensure projects are completed to the required standard

Essential Experience

• Experience as a Small Works Manager, Contracts Manager, Project Manager or similar
• Strong experience working with Schedule of Rates (SORs)
• Experience in social housing, refurbishment or planned maintenance
• Experience managing subcontractors and site teams
• Good understanding of health & safety
• Good organisational and communication skills
• Ability to manage multiple projects

Desirable

SMSTS, First Aid and relevant construction qualifications.
