Job summary

Urbanbubble Ltd is seeking a Skilled Maintenance Operative to support day-to-day presentation and maintenance of our luxury development in Belfast. You will handle first-line responses to building support requests, oversee fabric repairs, and ensure works meet high standards.

The role is permanent and full-time, 40 hours per week. The package includes a basic salary up to £40,000, a 10% bonus, enhanced annual leave, cycle to work, season ticket loan, and additional family-friendly policies.

Qualifications

• Customer-facing experience.
• IOSH Working Safely qualification or equivalent.
• Experience with CAFM systems (web-based preferred).
• Maintenance role in residential properties or student accommodation.
• Basic painting and decorating skills.
• COSHH knowledge.
• Knowledge of basic water systems and L8.

Responsibilities

• Check the work order system daily for reactive and future works.
• Carry out lighting checks and replace light bulbs.
• Ensure works completed to a high standard within realistic timeframes.
• Carry out decorations and repairs to homes within 5 days, ready for letting.
• Liaise with Building Manager to prioritise workload and communicate effectively.
• Ensure ongoing statutory compliance, keep records of sheets and data.
• Inform company of any additional works needed at location.
• Work independently while supporting the team and goals.
• Ensure all works comply with HSE and water bye-laws.
• Respond effectively to emergency call-outs.
• Provide general maintenance assistance including furniture assembly and helping residents familiarise with their new apartment and systems.
• Be flexible and support site needs, including front reception and housekeeping when required.

We are looking for a SkilledMaintenance Operative to assist in the day to day presentation and maintenance of our luxury development! You'll provide first line response to all building support requests and work orders raised.

As our go-to person, the one with the know of how to keep the development running like clockwork, you'll oversee and and carry out fabric and minor repairs.

Please note this is a permanent position working 40 hours per week.

What will you do?

• Check the work order system daily for current reactive and future works.

• To provide general maintenance assistance, including furniture building and storage, hanging pictures and items as requested and assisting them in familiarisation of their new apartment and systems.
• To be flexible and adaptive to the needs of the site, supporting the team in additional ad hoc duties including manning the front reception desk, assisting with general enquiries and supporting the housekeeper when required.

What are we looking for?

• Experience working in a customer facing role.
• IOSH Working Safely qualification, or equivalent.
• Previous use of CAFM systems (preferably web based).
• Already working within a maintenance role within residential properties or student accommodation.
• Have basic painting skills with an understanding of decorating and fabric repairs.
• Able to work alone or as part of a team.
• Strong understanding of COSHH.
• Knowledge of basic water system and L8.
• City and Guilds Multi Skills Certificate, or equivalent (desirable).
