Job summary

ABM seeks a Site Operations Manager in Durham to lead janitorial and waste management for a 24-hour operation. The role requires managing up to 70 staff, budgets, and continuous improvement while ensuring GDPR and health & safety compliance.

You will report to the General Manager, coordinate audits, and drive service excellence in a fast-moving environment. The ideal candidate has COSHH and health & safety qualifications, strong IT literacy and a proactive, independent work style.

Qualifications

• Understanding of janitorial services.
• Understanding of waste management services.
• Understanding of COSHH regulations.
• Health & Safety Certificate.
• Strong IT literacy.

Responsibilities

• Manage the contract in line with company policies and procedures.
• Oversee on-site staff and budget, with forecasts and reconciliations.
• Maintain high housekeeping standards and adapt to changing needs.
• Provide professional support and promote ABM brand.
• Control staff rotas, payroll and staffing levels to meet requirements.
• Lead absence and holiday management for site staff.
• Coordinate recruitment, induction, and training.
• Ensure KPI/SLA compliance and resolve non-compliance.
• Run client audits and report findings weekly and monthly.
• Record incidents and share key learnings with stakeholders.
• Ensure GDPR compliance and health & safety communications.
• Deliver effective site communications and toolbox talks.
• Oversee training needs and maintain site records.
• Ensure supervisors manage teams and tasks.
• Maintain safety policies and incident reporting.
• Complete all paperwork and conduct return-to-work interviews.
• Ensure proper use of cleaning chemicals and COSHH compliance.
• Foster relationships with all site parties and meet business needs.
