Job summary

Novus Property Solutions is seeking a Site Manager (Retrofit) for fixed-term contract work across multiple locations in and around Rickmansworth and nearby towns. You will manage skilled trade teams delivering retrofit and planned refurbishment works within social housing environments, ensuring projects run on time, within budget and to the highest safety standards.

You will coordinate site activities, manage documentation, and liaise with Contracts Manager to support bids and revenue growth.

Qualifications

• Experience managing multiple sites including retrofit/planned refurbishment works.
• SMSTS or equivalent qualification.
• First Aid training (3 days) or higher.
• Full UK driving licence and ability to travel to sites daily.

Responsibilities

• Manage site teams, activities and resources to meet contract requirements.
• Form and manage site personnel teams including sub-contractors.
• Ensure contract documentation and reports are accurate and timely in collaboration with Contracts Manager.
• Identify hazards and implement risk assessments and controls.
• Ensure health, safety and welfare compliance on all sites.
• Assist in preparation of estimates, bids and tenders with Contracts Manager.
• Create, manage and report on projects across multiple live sites.

Site Manager (Retrofit) (Fixed term contract)

Location: Basingstoke office, Site based around Rickmansworth, Harrow, High Wycombe, Chelmsford and surrounding areas, Typically working Monday to Friday 39 hours per week - Initially on a Fixed Term Contract until March 2027

Along with utilising your Site Management skills in live Social Housing environments delivering Retrofit and Planned refurbishment works you’ll also be looking for ways to add real social value to the communities and customers you work with. Supported by your peers, team, and management to solve problems and trusted to make decisions to grow and develop relationships and revenue.

Whilst ensuring the smooth running of multiple designated sites, ensuring all site personnel carry out their tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client or the general public. Delivering varied works including Solar, loft insulation and ventilation measures, windows and doors - collecting relevant documentation, evidence recording and meeting tight deadlines is vital for project delivery and to meet the requirement of SHDF.

An outline of your responsibility as a Site Manager

• Manage site teams, work activities and resources to meet the requirements of individual contracts.
• Manage the selection and formation of site personnel teams (including Sub Contractors)
• Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
• Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
• Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
• Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
• Create, manage and report on projects with multiple, live site locations through the use of a master programme.

About You

The successful Site Manager will ideally have strong experience in Planned refurbishment works and preferably some good working Retrofit knowledge, within Social Housing/tenantedproperties. A good working knowledge of Internal and External works, including Solar, insulation and ventilation measures and window and door installs desirable. Experience managing the delivery through to completion/ handover, including understanding complex documentation and evidence collating to tight deadlines. Managing a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. Great communication skills to build relationships with the Client and Tenants alike. You will need to hold a Full UK driving licence to travel to Sites daily. You must hold SMSTS or associated NVQ, 3 day First Aid, as well as being confident with IT and proficient in MS Office. The role will also require a DBS check.
