Novus Property Solutions is recruiting a Contracts Supervisor (Responsive Repairs) based at our Basingstoke office, covering sites around Berkshire to Oxfordshire. You will supervise trade site colleagues and subcontractors, ensuring works are delivered on time, within budget, and to health and safety standards.

The role focuses on social housing responsive repairs and voids, requires SSSTS/SMSTS, strong admin and organisational skills, and experience in tenanted environments.

Qualifications

• Experience supervising site-based teams in a tenanted/social housing environment.
• Proven ability to manage tasks safely, on time and within budget.
• Strong administrative and organisational skills with good IT proficiency.
• SSSTS or SMSTS qualification essential for site supervision.
• Full UK driving licence is required and DBS check may be needed.

Responsibilities

• Supervise site activities of trades and subcontractors to deliver works on time and to standard.
• Coordinate with helpdesk to plan materials, orders and progress.
• Monitor H&S compliance across sites and carry out audits and risk assessments.
• Provide regular progress updates to Contracts Manager and other teams.
• Oversee staff allocation, recruitment, training and performance reviews as needed.
• Ensure installations meet quality standards and customer satisfaction.
• Maintain good customer relations and support on-site issue resolution.

Contracts Supervisor (Responsive Repairs & Voids)

Based: Basingstoke office – Site/Office based, sites situated around Berkshire, Buckinghamshire, Hertfordshire, Bedfordshire, Hampshire, Oxfordshire and surrounding areas typically Monday to Friday, 39 hours per week

With responsibility for the supervision of Trade site colleagues, including subcontractors, the role will ensure all site personnel carry out their designated tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client, or the general public. D elivering works from scoping through to snagging and handover.

The successful Contracts Supervisor will have strong experience in working in a tenanted environment within the Social Housing sector, ideally working on responsive repairs and Void works along with strong administration and organisational skills.

An outline of your responsibility as a Contracts Supervisor

• Ensure the supervised site activities comply with H&S regulations, legislation and all staff follow Novus H&S policies and procedures through effective training, risk assessments and audits, record keeping, etc.
• Supporting on reducing Work in progress, through proactive planning, working closely with the helpdesk and efficient ordering of materials and equipment
• Monitor and identify H&S issues, resolve issues within the supervised team, and upscale if applicable
• Ensure quality delivery of works through daily/weekly auditing and supervision
• Provide regular and timely feedback on the progress of works against targets to relevant operational, helpdesk and commercial teams
• Taking accountability and overseeing correct installations of variousworks
• Monitor day to day customer relations
• Provide information on site activities to support Contracts Manager in progress meetings with clients and customers
• Assist Contracts Manager in managing staff in line with policies and procedures, such as recruitment, training, capability, disciplinary, talent development and succession; expand issues accordingly and contribute to performance reviews

About You

• SSSTS or SMSTS qualified
• Essential to have experience ofSocial Housing tenanted works ideally with responsive repairs
• Must be an enthusiastic self-starter with confident communications skills
• People Supervision and first linemanagement experience desirable
• Trade background would be beneficial
• Good working knowledge of relevant Health & Safety procedures.
• Confident IT skills, proficient in the use of MS Office and in house systems
• Must be flexible in hours of work and hold a Full UK Driving Licence
• This role will require a DBS check
