Job summary

Madigan Gill is seeking an experienced Freelance Site Manager to oversee the roofing package on a large-scale residential development. You will take responsibility for day-to-day site management, coordination of roofing crews, and ensuring safety, quality and programme delivery on site.

This long-term freelance role suits a professional with a strong roofing or building envelope background, capable of working independently, resolving interfaces, and delivering projects to the highest standards

Qualifications

• Proven experience as Site Manager on large construction projects.
• Strong roofing or building envelope background on residential/high-rise schemes.
• Experience with specialist roofing/subcontractors is advantageous.
• Ability to read and interpret drawings, specs and programmes.
• Excellent organisational, communication and problem-solving skills.
• Confident liaising with main contractors and site teams.

Job description

We are looking for an experienced Freelance Site Manager to oversee the delivery of a roofing package on a large-scale residential development.

Working directly for a specialist roofing subcontractor, the successful candidate will take responsibility for the day-to-day management, coordination and delivery of roofing works, ensuring the package is completed safely, on programme and to the highest quality standards.

This is an excellent opportunity for an experienced Site Manager with a strong roofing or external envelope background who is looking for a stable, long-term freelance position on a major residential scheme.

Key Responsibilities

• Manage and oversee the day-to-day delivery of the roofing package across the development.
• Coordinate roofing operatives, subcontract labour, supervisors and material deliveries.
• Ensure works are delivered in accordance with the main contractor's construction programme and agreed project milestones.
• Liaise closely with the main contractor's site management team, project managers and other trades to coordinate works and resolve interface issues.
• Monitor progress against programme, identify potential delays and implement corrective measures where required.
• Ensure all roofing works are completed in accordance with approved drawings, specifications, manufacturers' requirements and relevant building regulations.
• Maintain high standards of health & safety, ensuring compliance with site procedures, RAMS, permits and working-at-height requirements.
• Conduct regular site inspections, quality checks and snagging inspections.
• Manage material requirements, deliveries, storage and distribution to maintain productivity.
• Attend site coordination, progress and health & safety meetings.
• Maintain accurate site records, including daily diaries, progress reports, labour returns and photographic records.
• Coordinate inspections, testing, quality sign-offs and handovers with the main contractor and relevant stakeholders.
• Identify and report variations, additional works, delays and potential commercial issues to the Contracts Manager.
• Ensure works are completed to the required standard and areas are handed over in line with the project programme.

Requirements

• Proven experience working as a Site Manager or Roofing Site Manager on large construction projects.
• Strong background in roofing packages, ideally on large residential or high-rise developments.
• Experience working for a specialist roofing or building envelope subcontractor is highly desirable.
• Good understanding of roofing systems, installation methods, sequencing and quality requirements.
• Experience managing multiple roofing gangs and coordinating works across different plots or blocks.
• Strong knowledge of construction health & safety, particularly working at height.
• Ability to read and interpret construction drawings, specifications and programmes.
• Excellent organisational, communication and problem-solving skills.
• Confident liaising with main contractors, site teams and other subcontractors.
• Ability to work independently and take ownership of the roofing package.
