Brief Description
Network Rail is seeking a highly skilled and experienced Site F abric Buildings Manager to lead and oversee fabric-related construction activities across the Anglia Route. This role focuses on the delivery of reactive maintenance and minor refurbishment projects within our operational railway infrastructure, ensuring high standards of quality, safety, and compliance in every project.
About The Role (External)
Key Responsibilities:
- Manage the planning and execution of Reactive fabric maintenance and minor refurbishment works across a wide portfolio of buildings and railway infrastructure
- Oversee internal finishes, ceilings, walls, doors, partitions, flooring, and minor structural repairs
- Coordinate with project managers, subcontractors, and suppliers to ensure timely and cost-effective project delivery.
- Ensure all works comply with Network Rail’s safety and operational procedures, building regulations, and relevant industry standards.
- Ensure compliance with building codes, safety regulations, and company quality standards.
- Coordinate directly with internal teams, contractors, and suppliers to ensure smooth delivery with minimal disruption to railway operations.
- Conduct regular site inspections to monitor progress and workmanship.
- Prepare and review project documentation including schedules, progress reports, and material requisitions.
- Lead problem-solving efforts and provide technical advice as needed.
- Lead site inspections, quality checks, and risk assessments.
- Report on project progress, budgets, and resource allocation.
Essential Requirements:
- Proven experience as a Construction or Fabric Manager within the building industry, minimum of 10yrs.
- Strong knowledge of construction methods related to building fabric and finishes.
- Excellent project management, organizational, and leadership skills.
- Ability to interpret technical drawings and specifications.
- Strong understanding of health & safety regulations, risk management and CDM 2015.
- Proficient in construction management and MS Office software (e.g., MS Project, AutoCAD, Excel, Word etc).
- Excellent communication skills, both written and verbal.
- Valid SMSTS or equivalent qualification.
- Full UK driving licence.
Desirable:
- Relevant degree or vocational qualification in construction management, civil engineering, or related field.
- Experience with sustainable construction practices and modern methods of construction (MMC).
- IOSH general certificate in construction
- Experience of reactive construction contracts (NEC4)
- Experience in facilities management

We follow a structured pay framework: Band 4C: Salary range : £43,588 - £50,018
