Job summary

Skilled Careers is seeking a Site Manager for a traditional build housing scheme in Holbeach, Lincolnshire. The role covers all stages from piling to completion on a multi-phase project, leading the site team and ensuring programme adherence.

Ideal candidates will have SM/No2 or experienced ASM background, CSCS certification, and a proven track record in traditional builds with strong health & safety focus.

Qualifications

• Experience on traditional build schemes.
• Experience as SM, No2 or ASM.
• Able to work within a full production team.
• CSCS certification.

Responsibilities

• Support day-to-day running of the scheme.
• Provide clear direction to the on-site team regarding responsibilities and targets.
• Manage the day-to-day operation from piling to completion, including labour, materials and plant lead times.
• Ensure the development is completed in accordance with specification and build programme.
• Provide accurate progress reports and manage costs.
• Maintain health and safety across the site.
• Drive quality at every stage of construction and ensure inspections pass.
• Oversee handovers and customer service on site.

My client, a privately owned developer who is growing extensively in 2026 is looking to appoint a Site Manager for a multiple phased housing scheme based in Holbeach, Lincolnshire. . The scheme will consist of 100 all traditional new build units, all HA

This would be an ideal role for an experienced ASM, SM No2 looking to step up to a No1 & move away from a PLC

Duties

• SM, No1
• Supporting the day to day running of the scheme
• Providing clear direction to the on-site construction team regarding responsibilities and targets
• Will work towards looking after more schemes for the business
• Managing the day to day operation from pilling - foundation to completion, and the critical paths for labour, materials and plant, including material lead times
• Ensuring the development is completed in accordance with specification and the build programme
• Providing accurate and regular reports on progress and dates
• Controlling additional costs for non-productive costs and prelim expenditure
• Driving through quality at every stage of the construction process
• Ensuring the development pass internal and external inspection processes
• Ensuring all aspects of Health and Safety are followed and adhered to
• Taking responsibility for self-development and the development of others
• Monitoring and controlling the quality of production and approve stage completions to payments to subcontractors
• Stage inspections
• Ensuring customer service always remains of the highest priority with everyone on site
