Job summary

Untypical Limited is hiring a Senior Site Manager for a permanent role based in Cringleford, Norfolk. You will lead the construction of a residential development, ensuring safety, quality, and timely delivery within budget, with responsibility from pre-construction through handover.

You will manage a site team, coordinate with contractors, and maintain high standards of customer care and compliance with NHBC, building regulations, and company processes. A full UK driving licence is required.

Qualifications

• NVQ Level 6 in Construction Site Manager or equivalent.
• CSCS – Black Management/White Academic, SMSTS, First Aid at Work.
• BREGS or willingness to achieve in probation period; Fire Safety for low-rise flats and housing or willingness to achieve during probationary period.
• Environment Supervision in Construction Training – SSP (SEATS); NHBC/LABC/Premier standards knowledge.
• Proven record of overseeing residential development; managing contractor agreements; delivering PFI contract KPIs.
• Experience with budgets, profit & loss in a PFI environment; ability to work to a full build programme.

Responsibilities

• Lead and support a Site Team during pre-construction and construction phases.
• Ensure delivery meets financial targets and stays within budget.
• Maintain health and safety standards, NHBC, and building regulations.
• Rectify defects to avoid extra cost or delays; monitor production costs.
• Manage payments to contractors and trades; coordinate plot inspections with NHBC or Local Building Inspector.
• Coordinate labour and resources to optimise trades delivery.
• Ensure on-site team is resourced and guided with clear responsibilities.
• Conduct toolbox talks and maintain high site presentation standards.
• Demonstrate exceptional customer care during New Home Demonstrations and handovers.

Experience of working to an established build programme and managing key priorities on a challenging site

In depth knowledge of construction and housebuilding, and the relevant legislative requirements e.g. Health and Safety, NHBC requirements and Building Regulations

Proven experience in the delivery of weekly targets through proactive organisation and management of Site staff

Full UK Drivers Licence
