Job summary

Bimplus is seeking an experienced Freelance Senior Site Manager to take ownership of the final stages of a new-build residential development and drive the project through handover. The three-storey block comprises 65 apartments.

You will lead the day-to-day site activities, push the programme, coordinate trades and ensure delivery of high-quality finishes for handover to the client. This hands-on role includes managing the Assistant Site Manager, maintaining safety standards and reporting

Qualifications

• Proven experience as a Senior Site Manager / Site Manager on new-build residential projects.
• Strong knowledge of completion, snagging and handover processes.
• Track record of driving programmes and managing subcontractors effectively.
• CSCS, SMSTS and First Aid qualifications are required.

Responsibilities

• Take ownership of the site through to practical completion and handover.

• Manage the close-out of 65 apartments, including snagging and finishing works.
• Coordinate subcontractors and trades to align resources with the programme.
• Identify issues and delays early and take decisive action to keep the project moving.

• Liaise with Project Manager, Contracts Manager, consultants and subcontractors.
• Attend and lead site meetings and provide progress updates to senior management.

Job description

We are looking for an experiencedFreelance Senior Site Managerto take ownership of the final stages of a new-build residential development anddrive the project through to successful completion and handover.

The project comprises athree-storey apartment block with 65 apartments, and we need a strong, hands-on Senior Site Manager who is experienced in taking a project through the critical completion and close-out phase.

The Role

You will take responsibility for the day-to-day management of the site, with a particular focus ondriving the programme, coordinating trades, managing quality and ensuring all 65 apartments are brought to completion and ready for handover.

You will work closely with the wider project team, subcontractors and consultants to identify and remove blockers, maintain momentum and ensure outstanding works are closed out efficiently.

You will also be responsible foroverseeing and managing an Assistant Site Manager, providing clear direction and ensuring the site team remains focused on delivery.

Key Responsibilities

• Take ownership of the site through topractical completion and handover.
• Drive the programme and ensure key milestones are achieved.
• Manage the close-out of65 individual apartments, including snagging, finishing works and outstanding items.
• Coordinate subcontractors and trades to ensure resources are aligned with programme requirements.
• Identify issues and delays early and take decisive action to keep the project moving.
• Maintain high standards of health & safety, quality and workmanship.
• Manage and prioritise snagging and defects through to completion.
• Oversee the Assistant Site Manager and delegate effectively across the site team.
• Liaise with the Project Manager, Contracts Manager, consultants and subcontractors.
• Attend and lead site meetings where required.
• Monitor progress against programme and provide clear updates to senior management.
• Ensure works are completed in accordance with drawings, specifications and relevant standards.
• Coordinate inspections, testing, commissioning and handover requirements.
• Maintain a strong focus on quality and presentation ahead of client handover.

About You

We are looking for someone who isproactive, organised and delivery-focused, with a proven track record of successfully taking residential projects through to completion.

You will ideally have:

• Proven experience as aSenior Site Manager / Site Manageron new-build residential projects.
• Strong knowledge of thecompletion, snagging and handover process.
• A track record of driving programmes and managing subcontractors effectively.
• Strong leadership skills and the ability to manage an Assistant Site Manager.
• Excellent communication and coordination skills.
• A hands-on approach with the confidence to challenge subcontractors and drive performance.
• The ability to prioritise, solve problems and make decisions quickly.
• Strong attention to detail, particularly around quality and final finishes.
• Relevant CSCS, SMSTS and First Aid qualifications.

The Ideal Candidate

This role will suit aSenior Site Manager who enjoys the final push— someone who can walk onto a site, quickly understand what needs to be done, establish priorities, drive the trades and keep everyone accountable until the last apartment is signed off.

You will need to be comfortable working in a fast-paced environment whereprogramme, quality and completion are the priorities.
