Job description

The Senior Site Manager reports directly to the Project Manager, Construction Manager, and Construction Director on all matters relating to the day-to-day running of the development.

The Senior Site Manager will always adopt the highest level of professionalism to carry out the duties expected of them.

The position of the Senior Site Manager is that of the most senior company representative on site (except for larger schemes where there is a Project Manager) and will seek to be qualified to the relevant CIOB Grade applicable during their employment.

The assessment and continuous training of Senior Site Managers will be in accordance with the Group Training Matrix applicable at the time.

The Senior Site Manager holds responsibility for standards of Health and Safety, protection of works, presentation, and quality of the product, working to the agreed build programme and financial parameters set by the divisional Board of Directors for the development.

Responsible for Employees: Site Manager, Assistant Site Manager, Trainee Site Manager, and all other site-based employees (including temporary workers).

These are illustrative duties, and the post holder will be expected to become involved in a range of work to enable the department to respond effectively to the requirements of the Company.

Skills & Experience

To report directly to the Project Manager, Construction Manager, and Construction Director on all matters relating to the day-to-day running of the development. To take full responsibility for standards of Health and Safety, protection of works, presentation, and quality of the product. To work to the agreed build programme and financial parameters set by the divisional Board of Directors for the development.

Health & Safety:

  • Ensure strict adherence to Group/Regional Health & Safety procedures and work closely with Stonebond Group Health & Safety team. Maintain and produce up-to-date Health & Safety records upon request.
  • Ensure compliance with H&S legislation, policies, safety plans, risk assessments, and method statements.
  • Ensure the site is never left unattended without appropriate cover.
  • Educate and act immediately to ensure desired behavior of all site personnel.
  • Aim to achieve site scores below the Group average threshold.
  • Close out all items raised during monthly inspections by the Health & Safety advisor according to Group H&S guidelines.
  • Supervise cranes and carry out safety inductions.
  • Ensure subcontractors comply with their method statements and risk assessments.
  • Maintain and update the Construction Health & Safety Plan and associated documentation.
  • Communicate relevant information on site, such as Induction, Policy, and Statutory notices.

Programme:

  • Oversee on-site production via Site Managers, Assistant Site Managers, and Trainee Site Managers to deliver projects on time and report progress.
  • Oversee design, buildability checks, and programme maintenance.
  • Deliver projects on time, work to predetermined targets, and own the agreed build programmes.
  • Prepare short-term programmes and issue weekly to the supply chain.
  • Order, plan, and schedule material deliveries, prepare material requisitions, and manage resources efficiently.
  • Ensure delivery of production requirements in accordance with technical and planning documentation, conforming to regulations and warranty providers’ requirements.
  • Organize regular site production meetings and ensure efficient resource usage.
  • Notify the Project/Construction Manager of any issues affecting performance.
  • Formulate practical completions aligned with sales requirements.
  • Adhere strictly to the WIP Release Schedule.
  • Handover completed schemes to clients on time, within quality standards and budget.
  • Review programmes with your Project/Construction Manager and manage notices and LAD positions accordingly.

Quality:

  • Build in accordance with relevant standards, codes, regulations, and warranty requirements.
  • Ensure the finished product meets company and warranty provider expectations.
  • Cooperate with the Customer Care Policy.
  • Ensure plots are finished to a high standard and take ownership until completion.
  • Adhere to Stonebond QA procedures and Best Practice Guides.
  • Issue notices of non-compliance to subcontractors.
  • Provide information on defects to minimize exposure.
  • Review drawings for compliance and deliverability.
  • Organize and control construction in accordance with provided documents and schedules.
  • Implement the Stonebond Protection Manual across the site.
  • Obtain and issue certificates of practical completion upon handover.

Presentation:

  • Maintain a clean, tidy, and compliant site at all times.
  • Coordinate with Site Sales and Customer Care to ensure site presentation is exemplary.
  • Maintain boundaries in a best-in-class condition.
  • Coordinate with external site personnel for outside areas.
  • Ensure site presentation, waste management, and WIP projection adhere to standards.
  • Represent Stonebond professionally in appearance and conduct.
  • Manage costs within budgets, review monthly with the Contract Surveyor, and ensure works are done properly the first time.
  • Issue instructions in consultation with the Contract Surveyor and participate in tendering processes.
  • Manage material call-off schedules and forecast requirements accurately.

People Management:

  • Manage, direct, and motivate all staff, ensuring compliance with building contracts.
  • Communicate clearly, lead effectively, and own problems to resolve them promptly, adhering to HR policies.
  • Address poor standards appropriately and ensure sub-contractors and employees work to required specifications.
  • Implement procedures and controls laid down by management.
  • Deal politely and professionally with the public, liaise with customers, and accompany inspections.
  • Mentor trainees and collaborate with other departments to achieve project goals.
  • Participate in client meetings and promote the company's Equal Opportunities policy.
  • Provide constructive feedback to relevant departments.

General:

  • Comply with Company Policies and Procedures.
  • Attend training courses as scheduled.
  • Contribute to accurate progress reporting.
  • Maintain site security and good practices.
  • Assist with stock control and site administration.
  • Perform other tasks as requested by managers.

Skills / Experience Required:

  • Teamwork, forward thinking, common sense, responsibility.

  • Ability to liaise with internal and external personnel.
  • Flexibility and comprehensive site management experience.
  • Knowledge of masonry construction, Health & Safety policies, and IT literacy.
  • Valid UK Driving Licence, CSCS card, First Aid certificate (essential).
  • Desirable: Construction Management Degree, Scaffold Appreciation, Temporary Works Supervisor/Coordinator.
