Job summary

Rullion Ltd. is recruiting a Site Agent to lead a major construction package on a fixed-term contract based in Snowdonia. You will oversee site teams, subcontractors and suppliers to ensure delivery on programme, budget and quality targets.

The role requires strong leadership, superb organisation and a proactive safety mindset to manage risks and drive continuous improvement on a high-profile project with tight timelines.

Qualifications

• Proven experience as Site Agent or Construction Manager on large projects.
• Experience managing building, fitout or complex construction packages.
• Strong knowledge of construction planning, programme management and site coordination.
• Experience managing subcontractors, suppliers, resources and construction teams.
• A sound understanding of commercial management, including variations, cost forecasting and change control.
• Knowledge of construction health and safety requirements, including CDM Regulations.
• Experience monitoring progress, managing risks and maintaining quality standards.
• Strong leadership, communication and problem-solving skills.
• The ability to interpret construction drawings, specifications and project documentation.
• A valid CSCS Management card and knowledge of relevant construction procedures.
• Strong organisational skills and the ability to manage competing priorities in a site-based environment.

Responsibilities

• Lead and manage construction teams to deliver works safely, efficiently and in accordance with project requirements.
• Coordinate subcontractors, suppliers, designers and client representatives to maintain progress and resolve site issues.
• Manage construction activities to meet programme, specification, budget and quality expectations.
• Develop and manage subcontractor work packages, scopes, resources and delivery schedules in collaboration with the commercial team.
• Monitor costs, forecasts, variations and changes, identifying risks and opportunities to improve commercial performance.
• Produce, maintain and update construction programmes, setting production targets and implementing recovery plans where required.
• Ensure compliance with health, safety, environmental, sustainability and quality standards.
• Review construction methods, designs and specifications to identify efficiencies, improvements and potential cost savings.
• Manage site resources, workloads and training requirements to support effective project delivery.
• Maintain accurate project records, construction documentation, progress reports and handover information.
• Contribute to project risk management, incident investigations and continuous improvement initiatives.
• Build effective working relationships with clients, consultants, subcontractors and the wider project team.
