Job summary

Build Recruitment is assisting an established main contractor delivering projects across London and the South East. We seek a Senior Quantity Surveyor to lead commercial management from pre-construction through to final account, taking ownership of budgets, CVRs and subcontractor packages.

The role is based at the Waterloo office with regular site visits, and involves close collaboration with project teams, clients and supply chain to ensure projects remain within budget and on schedule.

Qualifications

• Experience in pre- and post-contract commercial management.
• Experience on projects from procurement through to final account.
• Knowledge of JCT contracts is advantageous.
• Strong procurement and management of subcontractors.
• Experience producing cost reports, forecasts and CVRs.
• Excellent negotiation and commercial awareness.
• Strong communication skills and ability to build client/project team relationships.
• Experience across refurbishment, new build, commercial, residential, education or cladding projects is beneficial.

Responsibilities

• Full commercial management of construction projects from procurement through to final account.
• Prepare and manage budgets, forecasts and cost reports.
• Procurement and commercial management of subcontractor packages.
• Prepare tender documentation and analyze subcontractor quotations.
• Manage subcontractor valuations, payments and final accounts.
• Prepare and submit client applications for payment.
• Identify, price and manage variations and change.
• Monitor project costs, cash flow and commercial performance.
• Produce CVRs and monthly commercial reports.
• Manage contractual correspondence and commercial risk.
• Collaborate with Project Managers and site teams to ensure on-budget delivery.
• Build and maintain relationships with clients, consultants and subcontractors.
• Support junior members of the commercial team.
