Job summary

Building Careers UK is recruiting a Senior Quantity Surveyor for residential developments in the North West, based from Altrincham. You will oversee commercial management from pre-construction through to final account, ensuring cost control, risks and opportunities are managed effectively.

The role requires proven senior QS experience in housebuilding, with strong subcontract procurement, cost reporting and stakeholder management skills.

Qualifications

  • Experience as Senior Quantity Surveyor in housebuilding/residential construction.
  • Strong understanding of residential developments and pre-construction processes.
  • Experience managing budgets, forecasts, cost reporting and final accounts.

  • Take commercial responsibility for allocated residential developments.
  • Lead subcontractor and supplier procurement and tender packages.
  • Manage project budgets, cost plans and forecasts; monitor expenditure.
  • Prepare CVRs, cost reports and commercial forecasts.
  • Mentor and support junior QSs and commercial staff.

With a growing portfolio of residential developments across the North West and surrounding regions, this is an excellent opportunity for an experienced Senior Quantity Surveyor to join the commercial team and play a key role in the continued growth of the business.

The Role

We are looking for an experienced Senior Quantity Surveyor with a strong background in residential construction / housebuilding.

Based from the company's Altrincham office, you will take responsibility for the commercial management of residential developments from pre-construction and procurement through to completion and final account.

Working closely with the senior management, construction and development teams, you will provide strong commercial control across projects, ensuring costs are managed effectively while identifying risks, opportunities and efficiencies.

Key Responsibilities
  • Take commercial responsibility for allocated residential developments.
  • Manage project budgets, cost plans and financial forecasts.
  • Monitor project expenditure against approved budgets.
  • Prepare and review CVRs, cost reports and commercial forecasts.
  • Lead subcontractor and supplier procurement.
  • Prepare tender packages and analyse subcontractor quotations.
  • Negotiate and place subcontract orders.
  • Manage subcontractor accounts, valuations and payments.
  • Review variations, instructions and change control.
  • Identify commercial risks and opportunities throughout the project lifecycle.
  • Monitor build costs and identify opportunities for cost savings and efficiencies.
  • Work closely with site and construction teams to manage project performance.
  • Maintain accurate commercial and financial records.
  • Prepare and negotiate subcontractor final accounts.
  • Assist with pre-construction budgets and development appraisals.
  • Provide commercial input into design development and construction methodology.
  • Work closely with procurement to ensure materials and subcontract packages are competitively sourced.
  • Build and maintain strong relationships with subcontractors, suppliers and consultants.
  • Provide commercial advice to the wider project and management teams.
  • Mentor and support junior Quantity Surveyors and commercial staff.
  • Ensure commercial procedures and company processes are followed.
  • Contribute to the continued improvement of commercial systems and processes.
The Ideal Candidate

The successful candidate will ideally have:

  • Proven experience as a Senior Quantity Surveyor within housebuilding / residential construction.
  • Strong understanding of new-build residential developments.
  • Experience managing the commercial aspects of multiple developments.
  • Strong knowledge of subcontract procurement and supply-chain management.
  • Experience managing project budgets, forecasts and cost reporting.
  • Strong experience with valuations, variations and final accounts.
  • Good understanding of construction contracts and subcontract documentation.
  • Excellent commercial awareness and understanding of project risk.
  • Strong negotiation and supplier management skills.
  • Excellent communication and stakeholder management abilities.
  • Ability to work closely with site, development and senior management teams.
  • Experience mentoring or supporting junior commercial staff.
  • Relevant Quantity Surveying / Commercial Management qualification.
  • RICS or other relevant professional accreditation would be advantageous.
