Job summary

Thorn Baker Construction is seeking a Senior Quantity Surveyor to join its commercial team on prestigious, luxury residential projects. You will lead commercial delivery from pre-construction through to completion, reporting to the Commercial Manager and building strong client relationships.

The role requires 7–10+ years QS experience, main contractor background, and expert knowledge of JCT contracts, budgeting, forecasting, and risk management. Excellent career progression and benefits.

• Proven track record as a Senior Quantity Surveyor.
• Strong commercial, analytical and negotiation skills.
• Excellent working knowledge of JCT contract forms.

Responsibilities

• Lead cost planning, forecasting, budgeting and financial reporting.
• Manage procurement strategies and subcontractor packages.
• Administer and manage JCT contracts and monthly valuations.
• Identify and mitigate commercial risks while maximizing opportunities.

A leading specialist contractor delivering luxury residential construction projects is seeking an experienced Senior Quantity Surveyor to join its growing commercial team.

This is an excellent opportunity for a commercially driven Senior Quantity Surveyor to take a leading role on prestigious prime residential developments, overseeing all commercial aspects of projects from pre-construction through to completion.

The Role

Reporting to the Commercial Manager, you will be responsible for the commercial leadership and financial management of high-value residential projects, ensuring commercial objectives are achieved while maintaining strong client and stakeholder relationships.

Key responsibilities include:

• Leading cost planning, forecasting, budgeting and financial reporting
• Managing procurement strategies and subcontractor packages
• Administering and managing JCT contracts
• Producing and reviewing monthly valuations and CVRs
• Identifying and mitigating commercial risks whilst maximising opportunities
• Managing change control and value engineering processes
• Building and maintaining strong client and stakeholder relationships
• Providing guidance and mentorship to junior commercial team members
• Ensuring projects are delivered within budget and in line with commercial targets

Requirements

• 7-10+ years' Quantity Surveying experience
• Proven experience operating as a Senior Quantity Surveyor
• Main contractor background
• Strong experience delivering high-end or prime residential projects
• Excellent working knowledge of JCT contract forms
• Strong commercial, analytical and negotiation skills
• Ability to manage projects independently
• Degree qualified in Quantity Surveying or a related discipline
• Structural construction experience would be advantageous
