Willmott Dixon is seeking a Senior Quantity Surveyor to join the Projects division in Bristol. This permanent, full-time role supports commercial management on a £16m retrofit social housing refurbishment project across four high-rise buildings.

You will drive contract entitlement, cash flow, and reporting, while guiding subcontractor orders and supplier onboarding. A strong team culture and flexible onsite days are offered.

Qualifications

• GCSEs (5) and A levels plus an industry related qualification.
• Experience as a Quantity Surveyor in social housing refurbishment projects.
• Established QS ready for next step with good IT and Excel skills.
• Contractual awareness and negotiating/communication skills.
• Full UK driving licence; willing to travel if required.

Responsibilities

• Maximise contract entitlement and manage commercial aspects of Retrofit project.
• Invoicing, cash flow management and client queries resolution.
• Monitor costs, cost control governance and financial reporting.
• Produce subcontractor orders, supplier onboarding and team development.
• Support on-site team with 3 days/week onsite and overall project delivery.

Job Description

As part of our continued growth, we are looking for a motivated and professional Senior Quantity Surveyor to join our Projects division. This is a permanent, full time position and is based in Bristol. The Senior QS will have a key role in our commercial management function, providing proactive and timely support.

The Customer

This will be working within our recently secured contract in partnership with Bristol City Council, delivering a £16m Retrofit refurbishment project across 4 high rise buildings which will include scaffolding mass climbers, cladding renewals and associated works.

Duties and Responsibilities

• Ensure the company secures its full entitlement within the contract. Be responsible for the commercial aspects of this newly acquired Retrofit social housing refurbishment contract. Promote company values and procedures internally and externally. Ensure project teams meet or exceed budget targets.
• Act as a subject matter expert on contractual arrangements. Maximise cash flow through invoicing and resolving client queries. Monitor job costs and revenue to support data-driven decisions. Manage disputes and identify potential issues early. Ensure accurate cash flow forecasts and revenue profiles. Direct responsibility for financial reporting and cost control governance. Producing subcontractor orders, supplier on-boarding and team development.
• This is a small but exceptional and friendly team of dedicated and experienced commercial individuals. Some flexible working available (3 days per week onsite).

What You Will Need

Essential Criteria

• Good level of education to include 5 GCSEs at grade C or above, A levels
• An industry related qualification
• We would consider an established QS ready for the next step
• Experience of working on Social Housing Refurbishment contracts
• Previous experience within a similar role
• Excellent IT knowledge including a high level of Excel skills (incl. V-Lookup, Pivot tables and formula development)
• Contractual awareness
• Negotiating and communication skills
• Experience of Management Accounts
• Full UK driving licence and a willingness to travel if required by the business

Desirable Criteria

• Knowledge of Contract Law
• Detailed knowledge of relevant contract conditions (NEC 4)
• Retrofit refurbishment experience would be advantageous
• Professional Accountancy Qualifications or working towards Facilities Management/Accountancy or Construction related qualification
• Demonstrable experience in significant & complex contract multi-disciplinary contracts
• Experience in Dispute Resolution
• Experience within the construction or social housing refurbishment sector however we are very much welcoming applications from established commercial individuals from other sectors
