Job summary

Randstad Construction and Property is seeking a freelance Project Surveyor / Senior Quantity Surveyor for a 12‑month assignment from our Surrey regional office. You will take full commercial ownership of an active traditional housing development while front‑ending tendering for upcoming schemes.

You will also mentor an Apprentice QS and manage CVRs, cash flow, and procurement. The role requires a proven track record in volume housebuilding, use of COINS or equivalent systems, and PSC ownership

Qualifications

Hands-on proficiency with COINS software.
Solid commercial track record with a Tier‑1 volume housebuilder.
In-depth traditional housing experience (volume build).
Ability to manage day-to-day site commercial delivery and future tender work.
Operates via PSC with appropriate insurances (PI, PL, Employers').
Able to travel within Surrey; commuting to the regional office.

Responsibilities

Lead commercial on a live traditional residential development, driving cost control and profitability.
Front-end tendering, packaging, and procurement for 1–2 upcoming schemes.
Own monthly CVR reporting, cost-to-complete forecasts, cash flow, and risk registers.
Manage subcontract packages, procurement, variations, and final accounts.
Mentor an Apprentice Quantity Surveyor and oversee day-to-day commercial controls.
Oversee site valuations and payment applications in collaboration with production teams.
