Job summary

Leading UK Volume Housebuilder (Confidential) is seeking a Project Quantity Surveyor for an Outside IR35, long-term freelance contract. The role covers regional residential developments with site travel across Surrey and West Sussex, based out of the regional head office.

You will take commercial ownership from procurement through to final accounts, managing sub-contract packages, cost control, and value engineering opportunities to support delivery.

Qualifications

• Volume Residential background with major UK housebuilder exposure.
• Strong commercial awareness and cost-to-complete forecasting.
• Experience with subcontract procurement and final accounts.

Responsibilities

• Draft detailed tender packages, scope work, and issue formal orders.
• Manage CVRs, cost forecasts, variance tracking, and cash-flow projections.
• Negotiate sub-contractor interim applications and final accounts.
• Collaborate with Technical, Site Operations, and Buying teams to resolve commercial issues.
• Conduct regular site visits to verify valuation accuracy and progress.
