Job summary

Jak Consultancy in London is seeking an experienced Senior Pre Con Manager to own the pre-contracts process, driving cost planning, tender pricing and contractual matters from initial tender through to handover.

Working with the Design Director and senior leadership, you will ensure technical deliverability, commercial viability and alignment with client budgets, programmes and profitability targets for office design and build projects.

Qualifications

• Senior pre-contracts experience in office design and build.
• Strong cost planning and tender pricing knowledge.
• Proven ability to manage contracts and client relationships.
• Excellent communication and leadership skills.
• Knowledge of JCT contracts preferable.

Responsibilities

• Lead all technical design, tender pricing and contractual matters throughout the pre-contracts process.
• Prepare tender submissions, pricing documentation and pre-contract programmes within agreed deadlines.
• Review and negotiate contracts, ensuring terms are commercially appropriate and protect the business's interests.
• Lead internal tender adjudications, handover meetings and pitch preparations, ensuring alignment of stakeholders.
• Oversee compliance with Building Regulations, Planning requirements, Building Control legislation and CDM regulations.

Job description

We are seeking an experienced Senior Pre Con Manager to join a leading office design and build business in London. This is a senior, commercially focused role, taking ownership of technical design, cost planning, tender pricing and contractual matters from initial tender through to adjudication and project handover.

Working closely with the Design Director and senior leadership team, you will play a key role in ensuring projects are technically deliverable, commercially viable and aligned with client budgets, programmes and profitability targets.

This is an excellent opportunity for an individual with a strong pre-contracts background in office fit-out or design and build who can combine technical expertise with commercial acumen and confident client management.

Key Responsibilities

• Lead all technical design, tender pricing and contractual matters throughout the pre-contracts process.
• Prepare and manage accurate tender pricing, cost plans and scope of works, ensuring commercial targets and gross profit margins are achieved.
• Work closely with design teams to ensure proposals are technically sound, fully costed and deliverable within agreed budgets and programmes.
• Develop and maintain strong relationships with subcontractors and suppliers to secure competitive pricing and favourable commercial terms.
• Identify opportunities for value engineering without compromising design quality, functionality or technical compliance.
• Prepare tender submissions, pricing documentation and pre-contract programmes within agreed deadlines.
• Review and negotiate contracts, ensuring terms are commercially appropriate and protect the business's interests, including seeking legal advice where necessary.
• Lead internal tender adjudications, handover meetings and pitch preparations, ensuring all relevant stakeholders are aligned.
• Ensure project teams receive a comprehensive handover covering scope, costs, programme, technical requirements and commercial risks.
• Oversee compliance with Building Regulations, Planning requirements, Building Control legislation and CDM regulations.
• Ensure company processes, quality standards and health and safety requirements are consistently followed.

Skills & Experience

• Proven experience in a senior pre-contracts, commercial or technical leadership role within office design and build, workplace fit-out or commercial interiors.
• Strong understanding of cost planning, tender pricing and value engineering.
• Detailed knowledge of JCT contracts and commercial contract management.
• Ability to assess technical designs, identify risks and ensure projects are commercially and technically deliverable.
• Experience managing subcontractor relationships and negotiating competitive rates.
• Strong client-facing skills, with the ability to present proposals confidently and lead tender presentations.
• Excellent communication, organisation and stakeholder management skills.
• A proactive, commercially driven mindset with the ability to take ownership, make decisions and drive results.
