Job summary

Genesis Homes is seeking a Contracts Manager to oversee multiple residential developments across North and West Cumbria, including Carlisle and Workington. You will lead site teams and coordinate subcontractors to drive short-term programmes and ensure quality and customer readiness.

The role requires proven contracts management experience in housing, strong leadership and communication, and a proactive approach to programme recovery and delivering projects on time.

Qualifications

• Proven Contracts Manager or Senior Site Manager experience within residential housebuilding.
• Strong leadership and communication skills.
• Excellent organisational and planning ability.
• Experience managing multiple live developments simultaneously.
• Ability to challenge poor performance and drive improvement.

Responsibilities

• Lead the operational delivery of multiple housing developments
• Drive build programmes and maintain delivery momentum
• Monitor short-term programming, sequencing and recovery plans
• Ensure developments are delivered safely, on time and to the required quality standards
• Lead and support Site Management teams
• Maintain high standards of site presentation, finishing quality and customer readiness
• Work collaboratively with Commercial, Technical, Sales and Customer Services teams
• Identify programme risks and implement corrective actions proactively
