Job summary

Londinium Recruitment is seeking an experienced Contracts Manager to oversee multiple residential projects in London and surrounds. You will lead project teams, manage programmes, and ensure delivery on time, to quality and safety standards.

The role requires proven senior-level contracts or project management experience in residential construction, with strong leadership and client-facing skills. A clear pathway for progression exists within a growing contractor.

Qualifications

• Experience as Contracts Manager or senior Project Manager in residential construction.
• Strong leadership and people management skills.
• Excellent understanding of programme, commercial performance and project delivery.
• Strong client-facing and communication skills.
• The ability to identify issues early and drive projects through to successful completion.

Responsibilities

• Oversee the successful delivery of multiple residential projects.
• Provide leadership and support to Project Managers and site teams.
• Take overall responsibility for programme, quality, health & safety and project performance.
• Ensure key milestones and completion dates are achieved.
• Work with commercial, technical and design teams across schemes.
• Monitor project performance and identify risks or delivery issues.
• Maintain strong relationships with subcontractors and the wider supply chain.
• Build relationships with clients, consultants and stakeholders.
• Ensure consistently high standards of construction and quality.
• Report on project performance to senior management.
• Support and develop the wider construction team.

Our client is an established and growing main contractor delivering high-quality residential developments across London and the surrounding areas. With a healthy order book and a number of exciting schemes underway, they are continuing to invest in their delivery and commercial teams.

They are now looking to appoint an experienced Contracts Manager to oversee the successful delivery of multiple residential projects, providing leadership and support to their project teams.

This is an excellent opportunity for an established Contracts Manager, or potentially a highly experienced Project Manager ready to take the next step, to join a well respected contractor with a strong pipeline of future work and opportunities for progression.

Working closely with the senior management team, responsibilities will include:

• Overseeing the successful delivery of multiple residential projects
• Providing leadership and support to Project Managers and site-based teams
• Taking overall responsibility for programme, quality, health & safety and project performance
• Ensuring key project milestones and completion dates are achieved
• Working closely with commercial, technical and design teams across multiple schemes
• Monitoring project performance and identifying potential risks or delivery issues
• Managing and maintaining strong relationships with subcontractors and the wider supply chain
• Building effective relationships with clients, consultants and key stakeholders
• Ensuring consistently high standards of construction and quality across all projects
• Reporting on project performance to the Construction Director and senior management team
• Supporting and developing the wider construction team

To be successful as Contracts Manager, you will need:

• Proven experience at Contracts Manager or senior Project Manager level within residential construction
• A strong track record of successfully delivering major residential developments
• Experience working for a residential main contractor, developer or housebuilder
• Experience overseeing multiple projects or large, complex residential schemes
• Strong leadership and people management skills
• Excellent understanding of programme, commercial performance and project delivery
• Strong client-facing and communication skills
• The ability to identify issues early and drive projects through to successful completion
