Job summary

Cobalt Recruitment is helping an established managing agent in Central London recruit a Senior Block Manager to oversee a portfolio of high-rise residential buildings. You will lead on property management, client liaison and critical building safety initiatives, ensuring strong relationships with residents and contractors.

The role calls for broad experience in block and leasehold management, a solid grasp of building safety, and a track record of managing service-charge budgets and major works.

Qualifications

• Strong working knowledge of residential block and leasehold property management.
• Experience managing high-rise residential buildings.
• Knowledge of building safety requirements affecting high-rise blocks.
• Experience managing service-charge budgets and major works.
• Knowledge of Section 20 consultation processes.
• Understanding Health & Safety, compliance and contractor management.
• Ability to manage demanding client and resident relationships professionally.
• Relevant property management qualifications would be advantageous.

Responsibilities

• Managing the day-to-day operation of a portfolio of high-rise residential blocks.
• Acting as the primary point of contact for clients, leaseholders and residents.
• Overseeing service-charge budgets, expenditure and year-end processes.
• Managing planned and reactive maintenance alongside major works programmes.
• Working with internal and external specialists on building safety and compliance requirements.
• Managing contractors, consultants and other professional advisers.
• Overseeing Section 20 consultation processes and major works.
• Attending client, resident, AGM and other property meetings as required.
• Monitoring Health & Safety requirements and ensuring appropriate actions are progressed.
• Maintaining clear communication with stakeholders regarding works, compliance and the ongoing management of each building.
