House Recruiting in London seeks an experienced Block Manager to join our Residential Property Management team to support the day-to-day management of large residential developments, coordinating contractors and liaising with residents and stakeholders to ensure high-quality service. The role covers budgeting, inspections, insurance claims, health & safety compliance, and reporting to clients.

A housing/property qualification is advantageous; strong communication and organisational skills are

• Experience in block/estate management with a track record of delivering quality service.
• Understanding of service charges, budgets and leaseholder queries.
• Strong communication and organisational skills.
• Proactive, solution-focused approach to resident engagement.
• Relevant housing/property qualification is advantageous.

Responsibilities

• Conduct site inspections and produce inspection reports.
• Manage contractor activity, repairs and planned maintenance.
• Handle insurance claims from instruction to completion.
• Support service charge budgeting and contractor invoice processing.
• Maintain resident communications across channels.
• Support resident meetings, events and AGMs.
• Provide updates and reports to clients and stakeholders.
• Assist with on-site staff management and performance reviews.
• Assist with health & safety audits and compliance activities.
