Job summary

OCS is seeking an experienced Construction Project Manager to lead cradle-to-grave delivery of minor and major projects across Scotland. You will manage capital works, coordinate with vetted supply chains, and ensure safety, quality, and compliance in fast-paced environments.

The role requires NEC framework awareness, strong stakeholder engagement, and the ability to programme manage diverse workstreams from building fabric to lifecycle replacements.

Qualifications

• Management experience in the Project Management arena managing hard services projects is essential.
• Understanding of the legislative requirements that impact on the client’s property.
• Knowledge of NEC4 TSC framework beneficial but not necessary.
• IOSH and SMSTS qualifications are desirable.
• Excellent communication skills including presentation and written report writing.
• Advanced Excel skills and strong PC proficiency.
• Full driving licence is essential.
• Security Clearance to NPPV1 will be a mandatory requirement.

Responsibilities

• Coordinate capital works project delivery across Scotland through vetted and accredited supply chain.
• Own the customer relationship, promoting a one-team approach and issue resolution.
• Deliver life cycle and capital investment programmes across building fabric, roofing, and lifecycle replacement of infrastructure.
• Programme manage all project activity and assign to delivery teams.
• Conduct pre-start meetings, inspections, handovers, site walks, and ensure quality and safety standards.
• Oversee sub-contractor delivery and ensure resources support project activities.
• Manage contract documentation including CPPs, H&S documents, and variation processes.
• Prepare and maintain construction phase plans and ensure CDM compliance.
• Support local community initiatives and SME engagement to boost delivery models.
• Manage commercial risk in line with OCS procedures and policies.
