Job summary

Unico Recruitment (London) Ltd is seeking a proactive Facilities & Property Operations Coordinator to manage a residential portfolio in the Radlett area. The role covers planned maintenance, reactive repairs, compliance documentation and improvements, with close collaboration with Property Managers, contractors and service providers.

Qualifications

• Experience in facilities coordination and residential property management (2+ years).
• Knowledge of statutory compliance for residential buildings.
• Experience coordinating contractors, repairs, and live works orders.
• Ability to prioritise tasks and follow through to completion.
• Excellent verbal and written communication and interpersonal skills.
• Diplomatic approach with contractors, residents and colleagues.
• Familiarity with CAFM/works management systems is advantageous.

Responsibilities

• Manage planned preventive maintenance and remedial works from instruction through to completion.
• Coordinate reactive repairs and maintenance works promptly and efficiently.
• Manage day-to-day contractor and service provider relationships, monitoring performance and quality.
• Assist with contract tendering and annual supplier benchmarking.
• Obtain quotations where required, including for insurance claims.
• Maintain accurate records of facilities works, risk assessments and actions.
• Monitor compliance actions and proactively flag overdue items.
• Coordinate routine maintenance in a cost-effective manner with minimal disruption to residents.
• Support Property Managers with refurbishment and larger improvement projects.
• Conduct regular site inspections and ensure buildings/assets are well maintained.
