Job summary

S Guest Consultancy Services Ltd is seeking an experienced Quantity Surveyor to lead the commercial management of residential developments. You will manage cost planning, procurement, and post-contract activities to ensure commercial viability across schemes.

The role offers ownership of projects from early cost planning through final account. Based in the United Kingdom, you’ll work with design and construction teams to maximise value, control budgets and deliver projects up to 75 plots in

Qualifications

• Experience in residential construction, intra-householder or main contractor exposure.
• Strong cost control and budgeting capability.
• Proven ability to manage procurement, tenders and final accounts.

Responsibilities

• Pre-contract cost planning and estimating for residential schemes.
• Preparing project budgets and cost plans.
• Reviewing drawings, specifications and tender documentation.
• Measurement and preparation of bills of quantities.
• Subcontractor and supplier procurement.
• Tender analysis and negotiation.
• Preparing and placing subcontract orders.
• Commercial management throughout construction.
• Monthly CVRs, forecasting and financial reporting.
• Managing subcontractor accounts and payments.
• Applications, valuations and variations.
• Monitoring project expenditure against budgets.
• Identifying commercial risks and opportunities.
• Value engineering and cost-saving initiatives.
• Managing final accounts and project close-out.
