Qualifications

• Proven experience in development management within residential property
• Strong knowledge of building safety, health and safety legislation and statutory requirements
• Experience managing onsite teams, contractors and service providers
• Confident working with residents, committees and senior stakeholders
• Experience overseeing PPM schedules, risk assessments and building maintenance
• Good understanding of budgets, service charges and financial reporting

Responsibilities

• Oversee the daily operations of the development, ensuring high standards of maintenance and service delivery
• Conduct regular site inspections, identifying maintenance requirements and areas for improvement
• Manage planned preventative maintenance (PPM), reactive repairs and ongoing improvement works
• Ensure smooth running of building facilities, services and procedures
• Ensure compliance with building safety, health and safety and statutory requirements
• Oversee fire safety procedures, risk assessments, inspections and compliance documentation
• Maintain records of statutory inspections, certifications and remedial works
• Work with contractors and stakeholders to identify and resolve compliance issues
• Lead, motivate and manage the onsite team to high performance
• Oversee staff training, appraisals and daily operational needs
• Manage external contractors and service providers, monitoring performance
• Assist with tendering, contract reviews and value for money
• Build and maintain relationships with residents and stakeholders
• Communicate effectively on operational matters and updates
• Attend meetings and provide updates on operations and projects
• Manage resident enquiries and complaints with timely resolutions
• Assist with budgets and service charge expenditure monitoring
• Monitor operational costs and contractor expenditure
• Identify opportunities to improve operational efficiency while maintaining service standards
