18 Recruitment Limited in West Kirby is seeking an experienced Repairs Supervisor to lead a team of multi-trade operatives delivering responsive repairs, planned maintenance, and void property works across social housing portfolios.

You will ensure work is completed safely and to high standards, manage workloads, monitor KPIs, and provide guidance across carpentry, plumbing, plastering, decorating, roofing and general maintenance. A full UK driving licence and CSCS are required.

Formación

• Proven experience in social housing repairs and maintenance.
• Strong knowledge across multiple trades and health & safety compliance.
• Experience managing operatives, subcontractors and maintenance teams.
• Understanding of responsive repairs, planned maintenance and void refurbishments.

Responsabilidades

• Supervise a team of multi-trade operatives, subcontractors and engineers.
• Manage day-to-day responsive repairs and planned maintenance.
• Allocate workloads and monitor productivity to meet SLAs and KPIs.
• Conduct inspections (pre, in-progress, post) for quality checks.
• Ensure repairs are completed right first time to high standards.
• Monitor operative performance, attendance and training needs.
• Provide technical guidance across trades (carpentry, plumbing, plastering, decorating, roofing).
• Ensure compliance with health & safety legislation, RAMS and company policies.
• Review RAMS and safety documentation; investigate resident concerns.
• Liaise with residents, clients, subcontractors, suppliers and internal teams.
• Monitor materials usage and control costs; complete reports and timesheets.
• Support continuous improvement and performance reporting.

Are you an experienced Repairs Supervisor looking for a secure, long-term opportunity within the social housing sector? We are seeking a motivated and professional individual to lead a team of operatives delivering high-quality responsive repairs, planned maintenance, and void property works across a portfolio of social housing properties.

This is an excellent opportunity for an established Repairs Supervisor, You'll play a key role in ensuring repairs are completed safely, efficiently, and to the highest standards while delivering excellent customer service to residents.

Duties & Responsibilities

• Supervise and support a team of multi-trade operatives, subcontractors, and engineers
• Manage day-to-day responsive repairs, planned maintenance, and void refurbishment programmes
• Allocate workloads and monitor productivity to ensure service level agreements and KPIs are achieved
• Conduct pre-inspections, work-in-progress inspections, and post-work quality inspections
• Ensure repairs are completed right first time and to a high standard
• Monitor and manage operative performance, productivity, attendance, and training needs
• Provide technical support and guidance across multiple trades including carpentry, plumbing, plastering, decorating, roofing, and general building maintenance
• Ensure compliance with health & safety legislation, company policies, and industry standards
• Review and implement RAMS (Risk Assessments and Method Statements)
• Investigate and resolve resident concerns, complaints, and service issues professionally
• Liaise with residents, clients, subcontractors, suppliers, and internal departments
• Monitor materials usage and control job costs
• Ensure accurate completion of reports, inspections, timesheets, and work management systems
• Support continuous improvement initiatives and drive service performance
• Attend operational meetings and provide performance updates to management

Requirements

• Proven experience as a Repairs Supervisor within social housing repairs and maintenance
• Excellent technical knowledge across multiple trades
• Experience managing operatives, subcontractors, and maintenance teams
• Strong understanding of responsive repairs, planned maintenance, and void property refurbishment
• Knowledge of Health & Safety legislation, RAMS, and compliance requirements
• Experience monitoring KPIs, productivity, and performance metrics
• Strong organisational, communication, and people management skills
• Ability to effectively manage workloads and prioritise competing demands
• Proficient in Microsoft Office and mobile work management systems
• CSCS Card
• SSSTS, SMSTS, or IOSH Managing Safely qualification preferred
• Full clean UK driving licence
• Clean DBS check
