Job summary

We are working with a leading property company to appoint a Regional Property Director to join its regional property team in the West Midlands. This is a high-quality client-side opportunity for an experienced property professional looking to take ownership of a varied portfolio and drive performance.

Reporting into the senior property leadership team, you will lead Property and Asset Management, manage a small team, and shape strategies for income, value and risk across the region.

Qualifications

• Significant experience managing commercial property portfolios, ideally client-side.
• Strong knowledge of landlord and tenant matters.
• Proven asset management and value-creation experience.
• Excellent communication and stakeholder management skills.
• Autonomous working style within a wider organisation.

Responsibilities

• Lead day-to-day property and estates management across the region.
• Develop and implement property and asset management strategies to maximise income and value.
• Manage lease events including renewals, rent reviews and restructurings.
• Maintain relationships with occupiers, agents and advisers.
• Identify asset management opportunities to enhance performance.
• Oversee budgets, service charges and financial performance.
• Collaborate with investment, development and finance teams to meet portfolio objectives.
• Provide commercial and strategic property advice to senior stakeholders.
• Commission and manage external advisers to ensure value for money.
• Lead, motivate and develop a small team in a client-side environment.
• Monitor market conditions and identify opportunities to improve performance.
• Ensure governance, compliance and risk management across the estate.
