Job summary

Randstad CPE is seeking an autonomous Senior Quantity Surveyor to join our commercial team in Greenwich, London. You will hold full commercial responsibility across 2–3 live projects from pre-con procurement through to final account, with high value envelope remediation and residential schemes.

The role covers lead subcontract procurement, JCT Design & Build contracts, CVRs, cash flow, and change control. Hybrid work with 1–2 site visits weekly in London & M25 area.

Qualifications

• Established QS or Senior QS background with a specialist façade contractor or envelope focused main contractor.
• Strong understanding of cladding, rainscreen, curtain walling, or building envelope remediation.
• Proven track record producing accurate monthly CVRs, cash flow forecasts and final accounts.

Responsibilities

• Full commercial control of assigned schemes from procurement through to final account.
• Prepare, manage, and monitor budgets, cost plans, and rolling cash flow forecasts.
• Produce monthly Cost Value Reconciliations (CVRs) and commercial risk registers.
• Submit interim applications for payment, valuations, and pay less notices.
• Negotiate contract variations and final accounts.
• Manage subcontract procurement, enquiries, quotations, and awards.
• Administer subcontractor accounts and interim payments.
• Maintain contemporaneous commercial records and CPD support.

Location: Greenwich, London (Live projects across London & M25)

Salary / Rate: £55,000 to £85,000 DOE | Freelance: Up to £350 per day (Inside/Outside IR35 subject to assessment)

Working Pattern: Greenwich office base with 1 to 2 site visits per week; performance based hybrid working

About the Role:

A leading specialist façade contractor seeks an autonomous Senior Quantity Surveyor to join our expanding commercial team, reporting directly to the Commercial Director. You will hold full commercial responsibility across the project lifecycle for 2 to 3 live projects across the M25 from precon procurement through to final account.

The workload combines high value building envelope remediation schemes with an exciting ground up residential new build. You will lead subcontract procurement, administer JCT Design & Build contracts, manage interim valuations and change control, and deliver robust monthly CVRs to protect project profitability.

Key Responsibilities:

• Full commercial control of assigned schemes from procurement through to final account.
• Prepare, manage, and monitor project budgets, cost plans, and rolling cash flow forecasts.
• Produce accurate monthly Cost Value Reconciliations (CVRs) and commercial risk registers.
• Prepare and submit interim applications for payment, valuations, and pay less notices.
• Assess, negotiate, and agree contract variations, compensation events, and final accounts.
• Manage subcontract trade procurement: enquiry issue, quotation analysis, and contract awards.
• Administer subcontractor accounts, interim payments, and account settlements.
• Administer JCT Design & Build contracts, protecting contractual standing and cash flow.
• Maintain contemporaneous commercial records to protect company interests.
• Mentor and support the development of junior and assistant commercial staff.

Candidate Profile:

• Established QS or Senior QS background with a specialist façade contractor or envelope focused main contractor.
• Strong technical understanding of cladding, rainscreen, curtain walling, or building envelope remediation.
• Prior experience with ground up residential schemes is advantageous; strong envelope commercial acumen is essential.
• Proven track record producing accurate monthly CVRs, cash flow forecasting, and final accounts.
• Strong commercial command of JCT Design & Build contracts.
• Degree in Quantity Surveying or equivalent experience; RICS progression supported.
• Base Salary: £55,000 to £85,000 DOE OR Freelance: £300 to £400 per day (Inside/Outside IR35 subject to assessment).
• 28 days annual leave (inc. bank holidays) plus 1 additional day per completed year of service.
