Job summary

Winsearch is seeking a Senior Quantity Surveyor (Façades) in the North West. You will manage the commercial performance of multiple façade packages, including curtain walling, rainscreen, glazing, and SFS systems, across projects UK-wide.

The role requires autonomous delivery, strong cost-management, and effective procurement, reporting and risk management. Office-based with travel to sites; a proven senior QS is essential.

Qualifications

• BSc (Hons) in Quantity Surveying is essential.
• CSCS card required and valid for site access.
• Full UK driving licence is essential for site travel.
• Direct façade or cladding subcontract experience preferred.

Responsibilities

• Manage multiple façade projects from tender to final account.
• Review scope, contracts, budgets and qualifications.
• Produce CVRs, forecasts and commercial reports.
• Control costs, cash flow and final outcomes.
• Administer JCT and NEC contracts in practice.
• Issue contractual notices on time and manage variations.
• Lead procurement of subcontractors and suppliers.
• Prepare tender enquiries and review quotations.
• Negotiate subcontract terms and final accounts.
• Prepare valuations and payment applications.

Senior Quantity Surveyor - Façades

North West

Permanent, full-time

£60,000 - £70,000 package

Office-based with travel to project sites across the UK as required.

Winsearch is proud to partner with a growing specialist façade contractor looking to appoint an experienced Senior Quantity Surveyor to strengthen its commercial team.

The Role

Reporting to the Commercial Director, you'll manage the commercial performance of several façade projects at different stages.

Packages may include curtain walling, rainscreen cladding, architectural glazing, SFS and fire-rated façade systems.

You'll work closely with design, procurement and project-delivery teams to manage package scope, control change, maintain accurate forecasts and protect the commercial position of the business.

This is not a step-up role. My client needs an established Senior Quantity Surveyor who can manage numerous projects autonomously and produce accurate, high-quality work without routine checking.

What You'll Be Doing

• Managing multiple façade projects from tender handover to final account
• Reviewing package scope, contract terms, qualifications and budgets
• Producing CVRs, forecasts and detailed commercial reports
• Managing project costs, cash flow and anticipated final outcomes
• Administering JCT and NEC contracts in practice
• Issuing contractual notices within required timescales
• Managing variations, compensation events and claims
• Maintaining accurate change, risk and commercial registers
• Leading subcontractor and supplier procurement
• Preparing and issuing tender enquiries
• Reviewing quotations, exclusions and commercial qualifications
• Negotiating subcontract terms, rates and final accounts
• Preparing valuations and applications for payment
• Assessing subcontractor applications and payment entitlement
• Identifying scope gaps, package interfaces and commercial risks
• Working with design teams to capture drawing and specification changes
• Liaising with clients, consultants and main contractor commercial teams
• Attending project meetings and site visits where required
• Managing and mentoring trainees and Quantity Surveyors
• Organising and delegating work across the commercial team

What They're Looking For

• Proven experience in a similar Senior Quantity Surveyor role
• Demonstrable commercial experience within a façade or cladding subcontractor
• Experience managing curtain walling, rainscreen, glazing or fire-rated façade packages
• Strong practical knowledge of JCT and NEC contracts
• Ability to manage numerous projects concurrently
• Proven ability to work autonomously with minimal supervision
• Strong cost-management, procurement and commercial-reporting skills
• Excellent scope-management and change-control capability
• Experience managing contractual risk
• Strong subcontract procurement and negotiation experience
• Experience managing or mentoring trainees and Quantity Surveyors
• Confident client and stakeholder-management skills
• Ability to organise and delegate effectively
• Excellent numeracy, grammar and reporting skills
• Proficiency in commercial software and Microsoft Office
• Based within practical commuting distance of the North West office

Qualifications

Essential

• BSc (Hons) in Quantity Surveying
• Valid CSCS card
• Full UK driving licence
• Direct façade or cladding subcontract experience

Desirable

• Professional membership or progress towards chartership
• Experience working with Tier 1 main contractors
• Experience across several façade-system types
• Five GCSEs at grades A-C or equivalent

About You

You'll be highly self-sufficient, methodical and comfortable taking complete ownership of your workload.

You should be able to identify scope gaps, challenge commercial assumptions and communicate risk clearly without waiting for direction. Your written work, reporting and numerical analysis must be consistently accurate.

You'll also need to be a confident and articulate communicator who can negotiate firmly, build productive client relationships and support less experienced members of the commercial team.
